What Comes First...The Size Of The House Or The Furniture?
When searching for that perfect house sometimes there are more factors than bedrooms, baths and basements.
On occasion, there is a piece of furniture that needs to fit in or the house just won't work. Sometimes these items are heirloom items that we just cannot part with.
To do so might bring some bad fortune or untimely demise(or so we think!). So, the search is on for some odd size room to fit this in.
I can understand the dilemma and headache this can cause. I don't think I own any of these types of furniture, but I do have a huge framed piece of Fitzpatrick history that has to go somewhere in my house.
Yes...you think that won't happen to you. A pipe organ was part of the plan for some clients I had a few years ago.
It was Grandma's prize possession and she left it to her grandson and his wife. It had to go wherever they moved.
Most often the pipe organ was installed in the living room. The wife was not too fond of the idea but had to keep it to keep the organ in the decor to keep the peace in the family!
In real estate, I see this often. Usually, it is a dining room table, bedroom suite, oversize couches or pool table.
Still, if it's important to my client...it's important to me to help them find a house that it fits in.
I really don't mind at all. It's all a part of the process.

Liz, I have run into this dilemma also with clients. It just makes the hunt to find them the "perfect house" more fun and challenging ---- not to mention rewarding.

Isn't this the truth. Nowadays it's often the large screen tv it seems - though I think I prefer the pipe organ!

We are seeing a number of our first time buyer's have purchased furniture to fit in their apartment and is doesn't fit in the home. People should the furniture to fit in their projected home. Won't happen.

I too have had clients have very specific requests, and if you continue to look, you will find their home.
You are so right. I bought my house to accommodate my boat. I wanted a house that I could easily back my boat into the driveway and garage. So I bought a house that was not on a busy road, so I would not have an issue. I bought a house that had a third garage for my boat. Its kindsa like that Kholer commercial, when the lady brought her Kholer faucet into the meeting with her architect and said, " build our home around this". The she plops the faucet down on his desk.

The younger buyers do need space for their big screens, an office area for the wireless computer system and large master for the king size bed. All bought prior to buying a home. Those items were their first priority. A home is just the place that holds their priority purchases.
For retirement buyers ( I am one) downsizing is a problem. All our furniture was purchased for a large home with large room sizes. Patio homes, town homes and condos may not fit our furniture. We all love OUR STUFF and want to keep it.
What a buyer wants and what they need is always a compromise.

I have had a couple of clients that have had those special items and it is always exciting when they finally find the perfect house that meets all of their needs and wants.
LOL - this reminds me of the young woman who was still living home and wanted to buy a 1 bedroom apartment (condo). She had a king sized bed and two (huge) dressers. She needed a house the size she was already living in to accommodate it. Sometimes you wonder what people are thinking. :-)
I hear that all the time, and I am on the mortgage side of the biz! I understand the family piece that you dont want to part with, but I always hear: "my bedroom furniture wont fit in there"
This is a great question to ask buyers. If a buyer has a certain piece of furniture that is large and must fit in a room, I ask them to bring measurements with them.
Lizette- You take the right approach. Yes, people hae sentimental attachment to things and unless you can accommodate this, you can't assist them.
