What Comes First? Selling Your Present Home Or Making An Offer On A New One?

Looking at homes for sale in Lexington KY? Love a farm for sale in Paris KY?

Once you have your mind set on moving. Things can quickly fall into place. Unless... you have a house to sell.

Sure, it's a lot of fun to look at homes and farms on the Internet and dream. Open houses can give you some ideas too.

Homes for sale in Lexington KYShould you sell your home first before putting an offer on another home?

This is really a tough subject for most home sellers.

They sometimes think their wonderful home will sell right away and they will be left with no place to live.

It's exciting to find the perfect house. That part might be easy.

The tough part comes when you have a house to sell first.

I've seen this scenario happen over and over because home buyers jump the gun and put an offer on their dream home without a closing on their present home.

Then it all falls apart and dreams are shattered.

Sure, I'm patient with folks...BUT, I know how hard I have to work to sell a home in the market we are in.

It takes longer than you think. Often...it just sits there and there are no buyers.

Deals can even fall through because buyers can't get financing even after they have been "pre-approved".

If I make kind suggestions to get your ducks in a row first...before you look at homes... I'm not doing it to be pushy. I say this because I care.

I am a troubleshooter that has been there in the trenches with buyers and sellers.

I would never push a client to buy something if they weren't prepared for the worst. That's my job to see through the possible minefield and guide my clients where to step so they can safely get to a successful closing.

Finding a new home in the Bluegrass has never been so easy!

Sellers who are serious about moving on need to sell first, then purchase.....there is plenty of inventory out there and more coming!!!  if they need to rent, so be it....but it's more difficult to sell than it is to buy.

Great advice since there is nothing worse than your seller finding the perfect home and not being able to close because they put the cart in front of the horse.  I always say let's start looking once you have a solid contract.

Always hard to explain to seller clients, they feel like they have no where to go if they sell first! Always a touch situation and you can handle it! Thanks for the blog

Hi Lizette,

Great advice, it amazes me that homeowners still struggle with the idea of selling their home first. They are in good hands with you Lizette! :)

Sell first and THEN go look. I can't believe anyone in this market would think it was OK to buy and then sell. Plus, what seller will let any buyer be contingent on selling their home?

It can be a delicate operation as many people needs the funds from the sale to purchase.

Lizette,

This has always been a difficult decision for many.  The best thing to do is to place the current home on the market.  For many, buying another home is out of the question until their current home sells because the funds from the sale will finance the new home.
