Pop The Color And Sell Your House

People ask me all the time... "How's business?"

I guess they hear all the gloom and doom of a down market or agents that are having hard times and have found other work to do.

For me, it has been the best time ever.

Most of my sales come in the winter months. For some reason, the last few months of the year brings contracts and sales... then it depletes my inventory. Which is a good thing. Those sellers that listed with me earlier and held on... are now selling their homes. Yay!

So, I have to say, that NOW is the time to have your house on the market.

Most sellers think they should get their home ready after the first of the year and sell in the spring. Well... that throws you into all the competition. Who needs that?

If you put it on the market right now, you get serious buyers. They probably have no contingencies to sell a home first. 

Some buyers may need to buy before Dec. 31 for tax reasons.

Or they may be starting a new job in January.

They also have more time to look at homes during the holidays since they are off work.

Why not take advantage of the holiday spirit? People are in a good mood and love seeing decorated homes.

Buyers buy houses from serious sellers working to make the house show well...PERIOD!

The ones that sellers don't stage, clean or paint linger on the market and expire. It shows lack of effort and buyers take notice.

Many times, when I show homes to buyers, they notice that it really needs to be cleaned. How easy would that be to do? It's not even expensive! Buyers have been touring brand new houses to compare. New and clean will win over old and dirty. Get busy and clean!

When I list homes, I want to work hand and hand with the seller in preparing the house. There's no reason to wait for spring.
