I had a chance this past weekend to get out and take a few pictures of the Horse Mania 2010 horse art in downtown Lexington KY. Each one is amazing and there are so many fine details that are missed just by taking one full length pic. As I get a chance, I will be posting more. It's Never Too Late To See The Elephants

It was a busy day last Friday. My closing was planned for 12:00PM and I was so happy for my friend that was selling her house in Richmond KY.

It was the second closing of a three house deal. Now that took some juggling for the deals and the three families involved. So far no unscheduled delays at all. 

Almost at the same time, the elephants were scheduled to arrive in Lexington KY with the Ringling Bros. Barnum Bailey Circus train. Once unloaded, they were going to be paraded around Triangle Park and fans would have a chance to get close to them.

I was daydreaming about elephants as the final papers were being signed, keys and garage door remote exchanged with the new buyers. I was so thrilled for my friend. Nice to get her house sold and now we could proceed with the closing on her new townhome. This would have to wait over the weekend. This last closing is not until Monday. Maybe next year, I will finally get pictures of the elephants... I thought.

Ringling Brothers Circus ElephantsThe next day, my friend was hanging out with me with me  downtown Lexington for the Farmer's Market.

We were driving by Rupp Arena and I commented that we had missed the circus elephants because we were at her closing the day before.

As I said the words, I looked past the building and I swear there were those elephants!

WOW!!! We quickly circled around and there they were calmly walking along holding on to each others tail in the parking lot.

Even though we were a day late, we didn't miss a thing. It was absolutely perfect timing! How wild is that??

Life is like that sometimes. You get what you need when the time is right.

Don't worry that you are missing out on anything. One day you get closings, the next...elephants.

Stop and Think before You plan to Change Your Credit Scores!!!!!

I've included this on my blog for my buyers to read.

Even though this lender is outside of our area, his advice on credit scores is well worth your reading. I can think of one deal that was lost last year because the buyers paid off their credit cards then closed the accounts.

All while their lender was on vacation and having fun in the sun. She hadn't hadn't given them any guidance before she left town. The deal was dead long before closing because they had wiped out their credit. Sad but true story.

Credit is one of THE MOST IMPORTANT ISSUES IN getting a loan today. 

Time and time again, I'm called by a client who says "I PAY MY BILLS ON TIME, BUT MY PEOPLE SAY MY CREDIT STINKS....

Maybe I'll just pay off my credit cards today.....

No, No, No, No Nooooooooooooo!!!!!!" 

Truthfully, there is more to a credit score than just making your payments on time or paying off your credit.  In fact paying off all your credit today could be a bad move.  Needless to say, I've broken this down so that the complexities of mortgage credit scoring can be understood by the consumer.  I reference this a lot when consulting clients.  With this information you can self-analyze your situation to make sure that you monitor your scores or raise your scores to where you want or need them.  In other words, this serves as a roadmap to building a good credit report.

 Here are all 5 factors in the order of importance:

 1)  Payment History has a 35% impact. Paying debt on time and in full has a positive impact, and late payments, judgments and charge-offs have a negative impact.

 2)  Outstanding Credit Balances have a 30% impact. Debt ratio of outstanding balance to available credit is important.  Keeping that below 50% is wise and below 30% even wiser. It is never a good idea to close an account; the debt ratio will go up and the number of seasoned lines will decrease. Pay outstanding debt down as close to zero as possible and evenly redistribute the remaining balance among the open lines. The increased interest incurred by moving a balance from a 0% card to a 23% card will be minimal relative to what the increased mortgage debt might be with a low credit score. Hitting the maximums of available credit can be very negative. It may be worth calling and asking the credit company to increase your available credit to lower the debt ratio, provided they can do so without a hard credit inquiry. 

 3) Credit History has a 15% impact. The length of time a particular credit line has been opened is important. A seasoned borrower is stronger. 

 4)  Type of Credit has a 10% impact. A mix of auto loans, credit cards and mortgages is positive, rather than a concentration in credit cards only. 

 5)  Inquiries have a 10% impact. Hard inquiries for credit will negatively impact the score. Auto and mortgage inquiries receive special treatment and 20 inquiries can be made in a 14-day period for auto or mortgage and will be treated as only 1 inquiry. The maximum number of inquiries that will reduce the score is 10. Any inquiries beyond that [11+] in a six -month period will have no further impact on the borrower. Each hard inquiry can cost 2-50 points on a credit score.

Make sense?  It does to me.  File this away in your back pocket.  Every time you want to save 10% on the flashing blue light special for signing up for a new card....well...you may be paying a lot more than that with all of your other credit if your scores drop. Know your facts, call me if you want to talk further on how this may affect you.

THE Question on All First Time Buyers Minds—Is a Home Still a Good Investment?

With all the gloom and doom reporting of the press it's nice to know that buying a new home is a great idea. It's the best investment I ever made.

Since the economy, in a word, tanked a few years ago and the values of homes in some areas plummeted, I often get asked the question, “Is buying a home really a good investment?" It was for decades considered one of the safest investments a person could make; the epitome of the American Dream. A few years ago, skyrocketing values seemed to put home ownership out of reach for many but with the market downturn many would be first time homebuyers are confused. Does owning a home make sense as a financial investment?

In my opinion, YES, buying a home is a wise investment and not just because I am a REALTOR®, but because I, too, am a homeowner. The key is treating your home like the investment that it truly is. It takes discipline and time for your investment to grow. And like any other investment, if you have to sell when the market is down, there is a chance that you will not realize as much profit as you may have expected.

So what are some of the key points that must be considered when investing in your first home?

  • Buy Smart

**Price **Interest Rate **Type of Mortgage **Resale Potential **Equity Builder?

  • Maintain and Protect Your Investment

**Home maintenance **Insurance

  • Don’t Put in Your Asset in Jeopardy

The best way to have a healthy balance sheet when you decide to sell your home is to Buy Smart in the first place. Buying smart is not just about getting the home at a low price though that is a very important piece to the puzzle. With many homes at rock bottom prices, it is a good time to consider buying a first home. But buying smart also means getting a mortgage that you can afford and that is safe, preferably at a fixed rate rather than an adjustable rate that can fluctuate into something that you cannot afford. Interest rates are at record-breaking low rates. Talking to a knowledgable loan officer is a great way to get started in the home buying process and find out what options are available to first time buyers now.

But buying smart goes beyond the price paid and the loan used to finance a first home. It is also buying with resale in mind. Many, who purchased homes in the price climbing frenzy of a few years ago, snatched up any home they could after submitting multiple purchase agreements on several homes. They didn’t worry about the perfect floor plan or that the home was on a busy road or next railroad tracks or if it had a weird small room that could not be used for anything. Now, if they are faced with trying to relocate, they are frustrated that buyers refuse to compromise on aspects that they overlooked.

As a REALTOR® who works often with first time buyers, I spend time helping my them to understand the positives and negatives of the location of each property they view. I point out how something quirky like having no basement or having a hot tub built in to a bedroom could affect the resale value by limiting potential buyers. Paint and wallpaper can be easily changed but foundation, plumbing and property location are much more expensive to deal with. Oddities it a home can drastically affect value when it is time to sell.

Lastly, buy smart by determining whether equity can be built with good old fashioned hard work! If the home hasn’t been updated, a good sprucing up could raise its value. A house that has an unfinished basement, could build equity if it can be done at a reasonable cost. Don’t take shortcuts and avoid permitting because that can be costly if you go to sell. Is landscaping your forte’? Look for a home with a yard that can be upgraded over the years. Just be frugal and realistic in what your resale will be in the end.

Beyond a smart buy, maintenance is essential as is proper insurance to be certain a home owner can afford the required repairs should the unexpected happen. Time after time I have to bear the bad news when presenting a market analysis at a home where the interior and/or exterior has not been repaired or replaced in decades. These homes are not worth what a neighboring, updated home is worth. Doing several projects over time allows a homeowner to enjoy the improvements while retaining the property value. Likewise, not insuring a home properly can be a huge risk. Worse yet, are the homeowners that make a home insurance claim and receiving payment for a repair but opt to use the money for something else.

Finally, it is important for a homebuyer to not put their investment in jeopardy. Many of the people who lost their homes in the market downturn put their homes in jeopardy but taking risky loans against the equity. Some people took home equity loans at reasonable rates but didn’t use the funds to improve their home. Some of these loans were at very high adjustable rates and as the payment rose, the homeowners just couldn’t make the payment. When I was growing up, I remember learning to never take a risk with anything you couldn’t afford to lose. I think a home falls into this category.

Like any investment, a home’s value will fluctuate. But a house is unique as an investment because it serves a dual purpose: It is a your place to live as well as a way to increase your net worth. By using the money that would be paid for rent and putting it toward a house you can afford with a plan to protect and maintain your property, a home purchase is still a good investment.

The other day, when I was walking from Woodland Art Fair near downtown Lexington KY, I ran into a fellow that was letting his miniature horse eat grass near the street in Ashland Park. Her name was Darleigh and she was so sweet. Darleigh Lexington KY horse

Darleigh lives at this couple's house (in the back yard or in the house)and pretty much does what she wants.

She was really enjoying the lush clover

They had a silver trailer in the driveway to take her to hospitals so children can enjoy her too. Like a therapy horse.

I can only imaging the smiles she brings to those children that are having to stay at the hospital.

Lexington KY is the horse capitol of the world and It's a great place to live and enjoy all kinds of horses.

So while I was out roaming around in downtown Lexington KY this past weekend, I ran across a yard sale in the Ashland Park and Chevy Chase area. 

This yard sale was one put on by Lucy of A La Lucie fame. Plenty of wild and crazy stuff to uncover and buy. I sadly happened to be there without cash or checks so all I could do was take pictures. What good is a Visa card at a time like this?? 

This happy fellow made off with a vintage Beetlejuice doll. He seemed to be very excited to have found it. Very odd!

Take A Scenic Drive To Valley View Ferry - KY 169 - Tates Creek Rd - Kentucky

 The most fun way to drive to Lexington KY from Richmond KY is to take KY 169 (Tates Creek Rd) to Valley View and ride the famous ferry across the Kentucky River.

Every creek in Kentucky has a road beside it. Well... not all, but most of them do.

Kentucky is second behind Alaska for the state with the most waterways. How did the roads develop? I have to wonder if they first had Indians and settlers walking along them to get to the next settlement.

The paths became wider over time with wagons and carriages. Later were paved in asphalt to become our modern day roads.

One of my favorite ones is Tates Creek Road between Richmond and Lexington.

The trees are a green tunnel that has a leafy ceiling in the spring and summer. Later in the fall turns into a multi-color petals that swirl around your car as you drive through.

Valley View Ferry Richmond KY

What is wonderful about Tates Creek Road is that it stops at the Kentucky River at a little place called Valley View. To get across the river you will need to drive your car aboard a ferry that holds 3 cars.

The Valley View Ferrywas established in 1792 and now owned by the state. It is the oldest continuous business in Kentucky. It's free of charge to use.

Last Christmas, I surprised the captain with a pretty wrapped box of chocolate truffles. I'm sure he will remember me the next time I drive across. He probably thinks I was the only paying customer last year!

As events are on schedule for the 2010 FEI World Equestrian Games there are also smaller events taking place that are attracting superstars for a visit.

The Kentucky Horse Park in Lexington Ky is really beefing up it's presence for the 2010 FEI World Equestrian Games.

 New widened roads, barns, and the new indoor arena are all part of the plan.

Last year I volunteered the Vaulting Event that was a pre-view of was was to come for Lexington KY. We were there to practice for the big event in September.

Contrruction is being completed at the Kentucky Horse Park you can see that barns have even been built next to the arena. Also a new lane is being installed on the I-75 exit there on Ironworks Road.

This is the place to go if you love horses and want to see what different breeds there are. The 24 different breeds are on display in the Breeds Barn.

A Hall Of Champions includes famous race horses like Cigar and Funny Cide. They are shown daily in presentations.

Be sure to check out the International Museum of the Hose and National saddlebred Museum at the Kentucky Horse Park. Exhibits are on display.

I hear you knocking but you can't come in...

Yellow birdThe other day as we were working in the office, Jane, my assistant said, "Lizette come in here, there is a bird that keeps pecking on the window!"

I thought she was kidding. So I came into her office to see since I could clearly hear some tapping on the glass.

Over and over he tapped on our window and would perch himself in the tree to look into the window.

He did seem to want to hang around and wasn't afraid of us.

Grabbing one of my cameras, I was able to snap this picture of him.

 

I believe he was an American Goldfinch.

It was nice to see him and wonder what the message was that day.

Maybe, it was just for us to slow down and take a break. Real estate can be a stressful business. Don't take things so seriously. We did get a good laugh from watching him. What a beauty he was!

Once you have your mind set on moving. Things can quickly fall into place. Unless... you have a house to sell.

Sure, it's a lot of fun to look at homes and farms on the Internet and dream. Open houses can give you some ideas too.

This is really a tough subject for most home sellers.

They sometimes think their wonderful home will sell right away and they will be left with no place to live.

It's exciting to find the perfect house. That part might be easy.

The tough part comes when you have a house to sell first.

I've seen this scenario happen over and over because home buyers jump the gun and put an offer on their dream home without a closing on their present home.

Then it all falls apart and dreams are shattered.

Sure, I'm patient with folks...BUT, I know how hard I have to work to sell a home in the market we are in.

It takes longer than you think. Often...it just sits there and there are no buyers.

Deals can even fall through because buyers can't get financing even after they have been "pre-approved".

If I make kind suggestions to get your ducks in a row first...before you look at homes... I'm not doing it to be pushy. I say this because I care.

I am a troubleshooter that has been there in the trenches with buyers and sellers.

I would never push a client to buy something if they weren't prepared for the worst. That's my job to see through the possible minefield and guide my clients where to step so they can safely get to a successful closing.

8 Things You Need To Know Before Shopping For A New Home

So... you think you are ready to go buy a home?

1. Find a REALTOR whom you can relate to. Buying a home is an emotional commitment. It's critical that the agent you choose is both skilled and a good fit with your personality. Have your own agent show you homes, not the listing agent. Call your agent if you see a home you want to tour.

Your Realtor will make all the appointments and represent YOU in the offer. The listing agent represents the seller and cannot disclose all that you will need to know about the property & the seller. Find an agent that makes his or her career full time in real estate. Agents usually know one another so if you are unhappy working with an agent and want to change to another please let them know that you will be doing so. This alleviates mis-communications and it's just the right thing to do. An agent will work hard for you if you are loyal.

2. The right house is waiting for you. Sometimes deals just don't work out. You will know as soon as you walk into the perfect home. Everything will fall into place perfectly if it is meant to be. If not...keep looking and stay open to new ideas. If it feels right then make an offer...don't procrastinate.

3. Commission is paid by the sellers. This is how your agent gets paid. Basically, the seller has agreed with his listing agent an amount to pay the buyer's agent at closing. Your agent may show you homes for a long time or it might only be a few homes. All negotiated commission is divided among the agents at closing. The buyer will not have to pay for this.

4. Don't ask for too many opinions from friends and family. It's natural to want reassurance for a big decision, but too many ideas will make it harder to make a decision. If Grandpa is not going to live in the house he isn't going to like all those steep stairs, pool, etc. Negative opinions can spoil all your excitement.

5. Accept that no house is perfect. Focus in on the things that are most important to you and let the minor ones go.

6. Don't try to be a killer negotiator. Trying to "win" by getting an extra-low price may lose you the home you love. Angry sellers do not try to be helpful if you need special considerations later before closing like extra time to get the financing right. Don't be stubborn over the small stuff.

7. Get approved for a mortgage before you find a home. A good lender will see your credit report and offer help in disputing items that need to be removed. This will raise your score and possibly get you a lower interest rate. Not all lenders are skilled in this. Same as with your agent the lender needs to fit with your personality and return your calls promptly. The best ones stay in close contact with your agent also. You can bet that your agent has a good idea of the best lenders to work with to get a successful closing. It can all fall apart by closing time if you don't have the right lender.

8. Factor in maintenance and repair costs in your post-home buying budget. Even in a new home there will be some costs. Homes are not perfect and even though you have had many repairs made after a home inspection sellers are not going to patch every hole in the walls and leave it spotless. You may have to shampoo carpet and upgrade fixtures to your liking. It's all a part of buying a home.

Come Join the Newcomer's Club of Lexington

The Newcomers Club of Lexington is a nonprofit social club. Our mission is to help new and existing residents of Lexington and the surrounding areas make new friends, learn more about the community, and have fun!
Most of our clubs meet in the daytime, but we have a few events in the evening.

Newcomers Club of Lexington is a great way to meet other women when you have just moved into the area or when your children have grown or you just want to expand your friendship circle. We have a monthly newsletter and annual dues of just $25 to cover the basic administrative costs of our group.
Interested people may attend a Meet and Greet (held monthly) to meet some members and learn more.

One part I REALLY enjoy is writing my weekly Central Kentucky newsletter. Since I have been a Realtor in 2003, I have always sent a newsletter to my clients, friends, family, Realtors, bankers, mortgage brokers, etc.

It started as a 4 page letter sized brochure in a red envelope mailed once a month. That was very time consuming and involved a trip to the printer and post office. Since it has become larger than as it started (sent to over 600 people and they forward it on to many more!).

My newsletter from me to you on the state of real estate and fun in Central Kentucky (Lexington, Richmond, Winchester, Nicholasville, Georgetown, Berea and more!). I Love Kentucky News is the place to find out the down low of what is going on here.

FUN is key and finding more interesting things to do in our beautiful state. We have some of the most breathtaking landscapes, the best horses on the planet and one of the world's richest cultures right here! I'm always excited to write about it!

I also provide up to date info on the latest listings and properties sold that you can't find anywhere...unless someone is forwarding you my newsletter! I also include articles on home improvement and tax savings.

1. Go to a second-hand store and buy a pair of men's used size
14-16 work boots.

2. Place them on your front porch, along with a copy of Guns &
Ammo magazine and your NRA magazines.

3. Put a few giant-sized dog dishes next to the boots and
magazine.

4. Leave a note on your door that reads:


"Hey Bubba, Big Jim, Duke and Slim,
I went for more ammunition. Back in about an hour.

 
Don't mess with the pit bulls -- they attacked
the mailman this morning and messed him up real
bad.

I don't think Killer took part in it but it was
hard to tell from all the blood.

Anyways,
I locked all four of 'em in the house. 
Better wait in your truck till I get back."

Last Thursday I got to re-visit Midway KY. It hadn't been in the plan earlier in the week but I received a voicemail from someone that was researching to do a real estate article on Midway. I think they had read what I wrote earlier posted on Localism. Midway, Kentucky is a Tourist's Secret! Shhhhhhhh! 

Anyway, I was asked to contribute some quotes and a few pictures. I sure didn't need much of a reason to want to go back. That place is magical!

So...I asked one of my best friends to accompany me for the day and we loaded up the camera and notepad and we were off. We laughingly called ourselves, "Blonde Roving Reporters"!!

We first drove around town to get a better idea of what kind of what was available in housing and the types of architecture. Mostly historic I found. There was plenty of restoration going on.

After I took a few pictures we wondered into City Hall (A former bank built in the 1860's). to ask a few questions, I took some notes, then we decided to relax a bit across the street at the Cafe @ Le Marche. By that time we were starving and the club sandwiches the owner rustled up for us were fantastic. 

As soon as we were back on the street a train came up right on the track in front of us. How exciting to be up close and see a different kind of train on the track. I took a few quick pics of it before it scurried on down the line.

As many times as I have been in Midway KY, this was the first time I had experienced a train on the Main Street. Maybe it's just me, but I thought it was way cool! You could sit outside at one of the cafes and have dinner, glass of vino and a train all at once! Wow! 

  

We wondered on down the street to visit a few shops, enjoy the sunshine, talk to friendly locals and get a few extra pics like these...

Well, I'm sure we will be back again soon. We had a blast!

It's a great place to unwind and kick your feet up for a spell. You need to go see this for yourself. Tell them I sent you!

It's time once again for the Kentucky State Fair in Louisville KY.  Thursday, August 19, 2010 - Sunday, August 29, 2010. The gates open at 7AM and exhibits, midway and tents close by 10PM.

The excitement builds as you arrive off I-65 to the Kentucky State Fair exit ramp.

Last year, as I drove up to the ticket booth my friend and I joked with the attendant that we wanted 2 senior citizen tickets.

He wasn't buying our story and waved us on through with a big smile.

Would it be the same as I remembered?

Would I find lots of neat stuff? What would be new at the Kentucky State Fair? What are they giving away? What have I been missing out on all these years?

I have to admit I had not been to the Kentucky State Fair since the 80's. I think I saw Dolly Parton in concert and a championship horse show. I'm sure it has changed since then.

As we pulled into parking lot N, we wondered where to go next. We crossed the street to the shuttle pickup that was a farm tractor pulling a blue wagon that had seats on each side. Our tour guide shouted out the points of interest so we would know where to go.

Freddy Farm Bureau has been a fixture of the Kentucky State Fair for as long as I can remember.

When I was a little girl, I talked to him and was amazed how he saw me. Yes, he really does talk to anyone that comes close!

There were two boys that approached him after I took the picture today.

As they hung out at the fence he said, "Boys, you two look tired." They laughed and kept talking to Freddy. He's pretty smart!

Freddy Farm Bureau is always at the front entrance to the Kentucky State Fair.

There are also numerous booths for food of all sorts and and entertainment.

Pleanty of funny contests like the Made Ugly and Born Ugly Lamp Contest, Largest Pumpkin and the Rooster Crowing contest.

It's a good idea to visit the information booth on the way in to ask questions and to be able to find out if your favorite animal, show or exhibit is going to be there. There are many free concerts this year too.

This guy was waiting patiently for his turn at stardom. He had been scrubbed, primped, sprayed and polished to win a blue ribbon.

Pulled pork BBQ sounded tasty so we placed our order then headed into the entertainment tent to enjoy the show while we chowed down. The group that was delivering some down home music was the Whiskey River Boys. They sure were good!

With our bellies full of BBQ, we plotted what was to be next on our tour. We studied the fair schedule and decided we needed to see the world's largest dog over in Exhibit Hall B.

We were off on our search for the dog...but we never found him. Instead we saw lost of booths to sell just about everything under the sun.

Slice N dicers, car polish, hot tubs, rocking chairs, belly button jewelry, sheets?, sun glasses, windows, ring cleaners, time shares, t-shirts, crafts, Ginsu knives, toenail decals, candy, miracle cloths, sore foot pads, Craftmatic beds and FUDGE!

This guy was making the fudge while we watched. He had a BIG crowd cheering him on!

After the fudge show, we wondered over to the prize winning entries that had been judged.

Earlier when we were in the last exhibit hall, I had told my friend about this fun show I liked to watch on TV called "Cash Cab."

We were inspecting the homemade wines that had won ribbons and there was one labeled "Cash Cab!"

How bizarre is that!

 As we headed back out to the entrance to give our feet a rest, I took a pictures of the fountain.

For 35 years, art lovers have been flocking to Woodland Park near Chevy Chase and Ashland Park for the annual arts fair. August 21 & 22. The park is nestled in the heart of Lexington, KY sheltered by ancient trees and Bluegrass Trust homes line many of the historic streets.

Two hundred juried artists participated in this two day event held under a cool canopy of stately trees. White tents were scattered throughout the park displaying their wares. Bordering Woodland Park are streets of stately Ashland Park historic homes and small businesses. It's a wonderful place to live and work.

The Woodland Art Fair usually attracts over 60,000 visitors. Craftsmanship displayed - jewelry, paintings, wood, metal, ceramics, clothes, photography and unique one of a kind items.

Food vendors offered some temping treats such as Italian Ice and hot kettle corn.

Last year, Mom and I stayed for a few hours enjoying the art. There is also a swimming pool and skateboard park on the grounds. It was amazing to see the skateboarders doing some daredevil feats in the air off concrete ramps.
