Happy Father's Day - James W. Fitzpatrick Jr. - July 26, 1931 - July 22, 1995

 Dad, I stopped by to see you today. Yes, I know...it's been a long time. Last September maybe. I know I don't need a reason to visit your grave but when I was here last, I wanted to show you the car I had bought. You are the car collector....not me.

I just like having one at a time. Did you like it? It drives like a dream.

You always have that grin for me. Our funny secret grin.

You are never far away and your thoughts are my thoughts. Fathers' Day is not special anymore to me, it's just another day. I try to ignore it and rush through that day.

I miss that grin and laugh of yours. Has it been 15 years since I've heard it? Seems like yesterday...

You taught me how to become a good person. How to trust others, be truthful and how to be loyal.

You prepared me to be the businesswoman I am today.

After all that you taught me... you turned to me in the end to look out for you. I would have fought the world for you not to be in pain. 

In 1993 when this picture was taken, you were in Mesa, AZ. After being diagnosed with cancer, you and Mom came out to visit with me.

In our trip to the grocery I took this picture of you and now I see how much love there is in your eyes.

What were you thinking about dying? Were you frightened? You seemed so brave. 

You are my hero and always will be. I miss our life and how we were as a family. You were the glue that kept it all together. It's not the same ...but it is what it is. 

This was the Greyhound Station, Snappy Grill and Western Union on Third and Water Streets in Richmond, KY. Later added Jim's Pawn Shop.

Dad bought the Greyhound Station in 1956.

I grew up here and Dad taught me everything I know about good business, people and management.

I worked here during all my childhood learning how to deal with customers and understand not all needed to make a deal but just needed someone to listen.

People from all walks of life came through these doors over the years just to talk to "Big Jim". He always took time to listen to their problems or dreams. Sometimes he helped them out till they could get back on their feet.

You always saw him with a big cigar that he called his all day sucker. Whenever someone would ask him if something that were buying came with a guarantee, he would say "Yes! A sidewalk guarantee". Which meant after you got to the sidewalk, that was as long as it would be.

"A place to meet and enjoy good food" was a sign over the grill when he used to serve food too. My favorite was french fries and a Coke. Dad would serve it up for me when I got out of school each day.

In the early eighties I talked Dad into some TV commercials for cable. We had a blast putting them together and I would take extra pics of Dad doing silly things. He had a lot of fun and our outtakes were just as funny as the commercial.

We used one of his classic cars in one. It was a pink T-Bird and I was supposed to get out of it and sashay in to pawn it.

Everytime I got out of the car my velcroed belt would pop off my dress and I had to start over.

As I walked in Dr. Jenkins was at the counter pawning a chain saw to Dad for the scene. We had many takes till we got a good one without us laughing.

Like I said. It's just not the same but I'll always remember all the good times and jokes. There was plenty of that.

I love you Dad...I hope you are proud of how I turned out. I did it all for you and will carry on for both of us.

Written in Stone?

The rock fences of the Bluegrass are in danger of disappearing. Over time, we have lost hundreds of miles of historic rock fences because of unchecked growth, road widening, neglect, theft and simple apathy.

At one time in the past, the Bluegrass region mirrored the beauty of the English countryside.

Rock fences lined the roads on both sides and interior farm fields were bordered by rock fence. Just imagine!

Even today in Great Britain, dry-laid rock fences are valued for their contribution to the
image people have of the English countryside.

 Government programs assist farmers with
the funds and volunteers to conserve their rock fences, promoting them as valued tourism resources.

Unfortunately, this is not the case here in the Bluegrass. We tend to take our rock fences for granted, seeing them as something thatʼs always been there, and always will be. But, unless we change our values, there will be none left. We really do stand to lose all our rock fences.

Every day, sections of rock fence are taken down to make entrances for new subdivisions, the rock being tossed aside or sold to the highest bidder. All you have to do is drive down any Bluegrass road to see it happening.

It is only through the foresight of some individual developers and property owners that some fences are repaired or replaced.

Little by little, stone by stone, the rock fences of the Bluegrass are disappearing.

We believe that conservation and progress are connected, and not mutually exclusive.

We also believe that one way to protect our heritage, so grounded in our beautiful landscape, is by protecting our historic dry stone structures

This is why itʼs vitally important that Realtors and landowners work together to conserve
rock fences, not destroy them. Realtors are beginning to learn that a rock fence adds value
to a property. Recently, we learned of a property owner who was approached by a Realtor who offered to pay them $10,000 for their rock fence.

Shocking as it may seem to some, this is a common practice across the Bluegrass. We need your help to fight this destructive behavior.

Central Kentucky is world famous for Thoroughbred horses and endless miles of rock fences (Dry stone walls).

There are more rock fences here than any place in the USA.

In Central Kentucky only 5 -10% of these 19th century dry stone walls built by Irish Immigrant stone masons still stand. 

These stone masons passed their craft on to black slaves that became masters of the craft of building rock walls.

This is where the term,"slave walls" came about. Since I grew up here in the Bluegrass, this is what I had always thought they were. I had no idea that the dry stone walls originated with the Irish immigration to the Bluegrass!

Our Kentucky rock fences are mostly built with local limestone that is plentiful in the fields. Once cleared and prepared for agriculture, the stone was easily used as border walls to pastures.

 All the stones are laid free-handed with no mortar. My examples of Central Kentucky legendary rock fences below were photographed on Spears Mill Rd. in Bourbon County, Kentucky. These walls are where the bridge crosses Stoner Creek.

Dry Stone Conservancy in Lexington, KY is dedicated to preserving dry-stone structures and training a new generation of artisans in their construction and maintenance.

Fayette and Scott counties have ordinances to prevent removal of rock fences in public rights-of-way.

Just to note: The Bluegrass has the largest extent of quarried rock fences in the country. While some fences near the river are of field gathered rock, all of those in the Inner Bluegrass are built of quarried rock -- rock was not near the surface there.

Also, A great advantage to dry laid fences is that when accidentally hit, it is easy to remove the damaged section and re-lay it, unlike mortared fences where a whole section is damaged from one place.(Submitted by Carolyn Murray-Wooley, Director Dry Stone Conservancy)

This has protected many from disappearing forever. 

When they get damaged in large sections from accidents it is difficult to restore them and many just fade away.

 I drive by these everyday and I have to respect the time that went in to design and building them from materials from our beautiful land.

How One Greeting Card Made A Impact For 30 Years

People that know me know I love to say..."Back in the day" (meaning: It happened a long time ago, but I don't have the exact year). Well, this did happen "back in the day" and I remember it clearly.

Each winter, I would have a Christmas party. It was a major blowout and the whole house would be packed.

Within my group of friends, I was the only one to have a party. They didn't have their own parties, they only came to mine. It was an odd situation and I finally stopped having them. Aren't people supposed to reciprocate? It's just good manners. 

Anyway, I would send invitations and spend lots of time and money making sure I had everything perfect. For years, I had the Christmas party, people enjoyed it and then it was forgotten.

One time a friend brought his brother to the party. I had not met him before. A few days later, I received a thank you card in the mail from him. It was puzzling because at first when I looked at the envelope I had no idea who it was! I was happy at least one person had enjoyed all my hard efforts.

Out of all my friends, a virtual stranger had bothered to take the time to thank me. It made a lasting impression.

To this day, I have always remembered this.

How one small thank you card made an impact on how I think.

Why don't we send a card of gratitude for even a small kindness or just send one to someone having a hard time?

Send out cardsYou never know how much it means sometimes to open the mailbox and find a greeting card. People need validation that they exist in the world. That they are doing the right thing or that you care.

Did you know that only 28% of emails are opened? Only 48% of letters? But 98% of old fashioned greeting cards are opened and read??

Shocking...huh? I just found this out recently.

About 6 months ago, I discovered a way to send cards of gratitude with a company called Send Out Cards. I always think I find just the right thing when I am supposed to.

What I loved about this online company was that it was the ultimate contact management system where I could send a real paper card that looks better than a Hallmark card. I can use my pictures and my own handwriting font and signatures. I can even send a gift! They have 15,000 cards to pick from too.

I think the reason now that people don't send cards is that it is time consuming and expensive. You have to drive to a store, pick one out, pay up to $5.00 for it, write in it, buy a stamp and put it on then find some way to mail it. To send a gift with it is more mind-boggling! It's not always EZ.

At send Out Cards it costs around a buck, takes about 5 minutes and they mail it for you.Even with a gift! Brainless...huh?

Anyway... just wanted to share something that has made my life and real estate business so much easier. Plus it's nice to send random cards to people that need a pat on the back. You never know who might remember your small kindness years down the road.

Think of your business for referrals and think of doing good in the world. People just want to know you care.

Flip That House ! Philadelphia Style !

Tips that will sell your investment faster and at a higher price.

We help a lot of investors Buy, Rehab and Sell homes in the up and coming neighborhoods in Philadelphia . Flipping homes is not as easy as it looks on HGTV.  Flipping a property takes A) knowledge of the neighborhood, B) knowledge of the Real Estate Market, and C) know how as far as orchestrating the contractors, permits and particulars.  Oh and most important of all, D) Flipping requires MONEY.  "Cash is King" as we always say.

In this post I have included before and after pictures of one of the most recent successful flips  of a New Kensington Row Home that we were involved with.  I would like to highlight some of the finishing features that will make your rehab not only stand out from the rest, particularly for investors flipping homes in the up and coming Philadelphia neighborhoods, but will also increase the chances of selling faster and at a higher price. This Subject property is just shy of $200,000 and needed a full renovation.  For some of you reading you may not be flipping a home or your renovation may ne be as extensive as this one. Nonetheless, the tips below can be applied to any home that you are upgrading or updating, applicable to not just the Philadelphia Real Estate market, but to any local market that you are in.

The features that will get your Philadelphia Row Home sold at the best price:

First Floor:  Your first floor needs to deliver the most features such as Hardwood floors, an open layout, side staircase vs a center staircase that can divide a small space making it look smaller, a powder room, plenty of natural light, and recessed lighting.  All of these suggestions will provide the "BLING" factor that many buyers look for in a home.

Kitchen:   Don't be cheap and ordinary. Don't skimp on the counter top or appliances, particularly the range and refrigerator. The trend in remodeled Philadelphia Row homes is definitely leaning toward the contemporary designs over traditional.  Even in older homes with outdated features, adding some contemporary touches makes a huge impact on the sell-ability of the home. Some examples of these features includes: islands for extra storage and seating (if the space allows). Choose flat panel cabinets vs the traditional styles and avoid  "starter kitchens".  Wood stains can vary but hardwood flooring flowing into the kitchen unifies the space and makes it look larger.  Exposed brick or a trendy back-splash adds character and will add to the "bling" factor" I mentioned above.

Other rooms in the house:  Features such as high ceilings give small rooms a Big Feel. Light colored carpeting in the upper bedrooms and hall is less expensive than hardwood and is certainly a good option if you need to save money.  Light colored paint is a must on the walls with bright white trim particularly when it comes to smaller rooms because white expands a room along with good lighting. If a room is dark add light.

Bathrooms:  Always maximize the space in a bathroom by choosing a vanity that properly fits the room. In the bathroom below, the room was very narrow but a carefully chosen vanity offers storage without overwhelming the room. Below the natural pebble floor in the shower is complemented by a faux wood grain tile, and white subway tiles.  The feel is luxury spa.  Who does not love that ? Get the most bang for your buck by contemplating the "bling factor" for the powder room and master bath. Guest baths can be more basic.

To wrap it up:  Always make the first floor an eye catcher and the "bling factor" can be carried into master baths and powder rooms. Open layouts will sell faster and at a higher price than layouts that are formal, modular, or divided by a staircase.  Don't skimp on the kitchen appliances. Invest in the hardwood floors and recessed lighting for the first floor.  Make smaller spaces look larger with bright white trim and plenty of light.

Paradise Cove - Richmond Kentucky A Slippery Piece Of Heaven

Finally, Richmond Kentucky has a public pool! It's called Paradise Cove and is located in Gibson Bay. It features a fabulous eight-lane diving pool with two, one-meter diving boards, a children's pool, two 40-foot tall slides, a wide slide and a small butterfly slide for the small tykes.

There is talk of adding a lazy river in Paradise Cove and another slide at a later date. It just wouldn't fit into the original budget. Even though the weather has been a bit cool, the pool is a welcome sight to Madison County locals.

Years ago, I can remember the public pool located in Rolling Hills on the north end of town. I swam there every summer. After that one closed, the only place to go was the public pool in Berea.  The closest one built in recent years was at Ft. Boonesborough State Park. That one was still a bit far to drive to. 

Summer in Richmond KY is going to be cool regardless of the temperature! See you at Paradise Cove

The Kentucky River at Clays Ferry KY is a hidden jewel. When I was young, my family and I spent most of our weekends on our Sea Ray boat between the two locks of Boonesboro Beach and Valley View.

My cousins that had a camp with a boat dock in between. Back then there was so much river traffic. Many families had boats and we knew everyone. It was one big family... for quite a few years.

There were many unique boats.

I can remember one that was a Chinese junk called the Tiki. I heard that it was brought over in pieces from China and reassembled.

The Kentucky River was an awesome place to be and grow up.

Late in the day we would be hungry and tie up at the dock of Johnny Allmans to go eat fried catfish. Across the street is Halls On The River that is still there today. It's a great place for seafood and fried banana peppers. 

Many restaurants and boatdocks and boats are now gone.

It seems too quiet, but it's so beautiful and calm.

Time stands still at the Kentucky River... come sit a spell.

The sugar ant saga went on for weeks. I tried to be kind and organic. Nothing was working. My patience was wearing thin.

Each day they grew in numbers as the bravely walked around in my kitchen like they owned it. There was nothing that was safe. If I accidentally left anything out on the counters they were all over it.

The last straw was when they showed up all over the downstairs toilet. Crawling all over the tank and marching around the rim. I thought I was about to go mad!

Kentucky pest controlI Googled how to kill ants on the Internet and found they didn't like cinnamon, so I started with that. It seemed to work around the toilet but at the back door they found other ways to get in.

Next, I tried chili powder. That worked for about two seconds too. I think they thought I was happily feeding them or supplying free drugs. They ate it up and came back with their families and in-laws  to party.

When all hope was gone, I whined on my Facebook page for help.

Within minutes I had all kinds of remedies. One suggested cornmeal. Another suggested I stomp on them and then a friend offered her sure fire killer in a tube poison. Desperate...I decided to take the last one up on it. Within minutes, I drove to her house to pick it up.

She located it in a plastic tub in her garage and handed it over. With a knowing smile she said, "They're gonna DIE!" I raced home with my prize! Excited to have a mission.

There was only about a fourth of a tube but I squirted it in all the places they were making a trail from. I walked around the house and to my surprise they were on every corner making a trail up the wall and under the siding. Some were carrying eggs!

My imagination was running wild as I could see they were making big nests in the walls of my house! This was WAR!

Determined, I re-baited the next day too. They were eating it up like they were eating KFC with all the fixins.

After a few days or so they were slowly disappearing. I had run out of that tube, so I ordered a few tubes more.

Good thing I did because after a week...they were back. Must have been babies that were born or relatives back from being on vacation. I baited again and now I think they are gone.

You can be sure I have an extra tube of bait on hand now. Who's BAD!

A few days ago our weekly newsletter was published. One of the articles was by Mike Holmes on how to pick a good contractor.
It was very interesting on how contractors work.

It was from a dear friend. She had read the story and wanted to share her experience with hiring a contractor.

I was shocked by her story and felt sad that he had ripped her off.

How can people sleep after doing evil things?? Here is her story...


Hi Lizette,

Your newsletter concerning hiring a contractor is so important for people to read. 

I recently had a fire in my home and hired a contractor, (friend of a friend type thing) and after less than 9 days on the job I had to fire him. 

WELL!!!  guess what?  I made a knucklehead mistake and had already given him $57,000 of the insurance money to get started.

When I tried to get my money back he told me he had no money left and that he had used the money on other projects. 

Now, I am in the middle of a law suit, which is costing me several thousand dollars, still out of my home, the insurance will only pay for about 6 more weeks of my family living in an apartment and the mess just keeps going on and on. It is almost as though the contractor is bulletproof.  

So please, please, please tell everyone out there to be so very careful who you deal with. I never though it would happen to me.

I can't imagine the heartache she feels about this. If you need to hire a contractor, stay on guard and ask for references at least. See current work they have done. Cheap and fast is not always a good combination either.

Pretend Today Is The Day Before Your Vacation!

I'm pretending today... that my vacation is tomorrow. It's hard for me to sit still sometimes. I've always been good about getting rid of things that I don't need...I'm no hoarder! Still there are always those problem areas that need to be cleansed.

One big area for me was the art/design room that used to be a master bedroom when I moved here. I had this dream that I would spend my free time(like I have lots of that!) in this room and design things. I had my easel set up, blank canvases, frames, paints, brushes, sewing machine, material, things to be repaired, etc.

art roomIn the middle of all this was an antique dining table with the top covered in brown paper to protect it. Day after day...year after year, more and more was dumped in this room and onto that table.

All this crap wasn't making me feel artistic. In fact I haven't painted a painting the whole time I have been in real estate.

Bins of supplies were stacked under the table and I just felt overwhelmed and sad as I looked at the room.

The past few days, I have been slowly dissecting the stuff.

I filled 2 big bags with sewing things I won't be needing and sent it out with my Mom today to take to the church ladies that like to sew. I made emergency sewing kits for me and a few more people to keep in our cars.

Some stuff got thrown out and the rest that I thought I might need in the future, put in clear bins for my new storage room downstairs. As I place things in storage, I am mindful not to stuff it to the brim with things I'll never want to see again.

As I finish clearing the room, I am also deciding on a new color for the walls and new window coverings. I was thinking...what should I use the room for? Where do I spend most of my time? What do I do the most of in the house?

The answer is WORK...I actually enjoy working on business ideas! It makes me happy to be busy. Imagine that!

The room across the hall is an office that my assistant Jane uses when she is here. (my old office) I float around the house with no place of my own until she is gone for the day.

I want a room where I can work on my computer, writing, reading or just hang out in. I know I have the whole house for that... but it's nice to have a room just for me and what I like best around me.

So here's the before picture after I cleaned out some of the clutter. Stay tuned for the transformation. I plan to work today like my vacation is tomorrow.(What vacation?? LOL) 

In fact, I should think of all my days like that. You know you always get more done and feel satisfied that all is right in your world when things look neat and nice.

The Youngest Homeowner - My Most Rewarding Transaction

When phone calls come into the office from clients I always try to help everyone.

Even people you think are not prepared... surprise you after you meet them sometimes. It's nice when parents that  know the old school ways to save money pass on these traits to young people that will listen today.

It's back in vogue to save for your first home. Those after school jobs may be the 20% you need for your first home. Love the story below....

www.ozarks-realestate.com10 years in this business has afforded me the opportunity to work with hundreds of people from all difference backgrounds, in all different price ranges.  Recently, I had the PRIVILEGE of working with the youngest buyer that I ever had, in one the lowest priced transaction I've ever worked, and in the end, it was one of the most precious experiences ever, professionally and personally.

I received an email in April through my website from a girl who wanted to see a $40,000 home in downtown Springfield, MO.  She didn't leave me a phone number, just an email address.  I looked up the home and thought, "What a piece of crap."  I am ashamed to admit that I actually considered ignoring the showing request.  This was during April when I was so busy working with the first-time homebuyer tax credit clients that I didn't have any spare time.  Did I really want to spend time going downtown in one of the worst areas in town for such a small sale when I was putting together so many larger, more attractive deals?

I finally emailed her back and agreed to show it to her.  I arrived at the home on the date and time agreed upon and met Allie.  Allie was very shy, very soft-spoken, and EXTREMELY YOUNG, only 18 years old!  Her parents were with her, but they just stood back in the background and watched over her.  It was clear they were letting her do this on her own, but they all were incredibly nervous, especially Allie.  I walked her into the home she asked to see, and as we rounded the corner and spotted the ceiling in the living room that had collapsed and dumped insulation all over the floor, and smelled the atrocious overwhelming stench of mold, you could almost visually see her heart sink.

I turned to her and said, "Were you wanting to put this much work into something?"  She shook her head.  I asked if she had spoken with a lender.  She said yes, and she rummaged through a stack of papers in her hand and nervously handed me a prequalification letter from a small-town bank located about three hours away.  The letter said she qualified for a conventional loan.

I looked at her and said, "I know we can find something better than this.  Did you drive all this way to see this house?"  She nodded.  Her mother finally stepped forward and handed me crude printouts of several other homes in Springfield, and asked, "Do you know how we can get into these today?"  None of the homes were priced above $50,000.

I thought for a moment.  Truth is, I had already sold 9 homes that month, and still had 3 more contracts to write, I didn't have time, and I was worn thin.  The idea of dropping everything I had planned that day and spending the day looking at homes in a price range I quite honestly had rarely even shown was not appealing to me at all!!!!  But this pretty little girl was staring at me with the biggest, most innocent eyes I've ever seen, looking so awkward and scared, and my heart just went out to her.  I said, "Follow me to my office."

I got in the car, and started calling every appointment I had scheduled that day and shuffled everything around.  We got to my office and I pulled several other possible properties for her, in better areas of town, and scheduled appointments.  It was going to be a long day.

As the day went on, Allie and her parents slowly warmed up to me and began talking a little more.  I learned that they were a decent, hardworking, close family that had raised their only daughter to work hard in hopes that she could make a better life for herself.  Allie had worked two jobs throughout her senior year to save enough money to put 20% down on her first home!  She obviously had worked hard and planned and prepared for this for a long time.  They had taught her old-school values when it came to her finances.  Allie had received a scholarship to Missouri State University in Springfield and would be starting college in the Fall. 

By the end of the day, we had written an offer on a home, and Allie and her parents left to go back home and await the news.  I called them the next day and gave them the good news, Allie's offer had been accepted, and she was under contract. Allie didn't react like a typical teenager, or even my adult clients for that matter. She just softly said, "Oh, okay, thank you."

www.ozarks-realestate.comThe day of closing, Allie and her parents came up for the final walkthrough.  As I opened the front door, Allie had the biggest smile I'd ever seen on her face.  As she stopped and turned to her parents in the living room, her mother broke into tears and grabbed and hugged her.  Her father's chest pumped out with pride.  And yes...of course....I started crying, too.  She wasn't MY daughter, but at that moment I was so incredibly PROUD of her!

Of all the transactions I've closed in the past 10 years, this one netted me the least amount of money, but the privilege of working with Allie and her parents, building a relationship with them, earning their trust, helping a beautiful young woman take her first step in achieving an honorable dream, and the feeling of incredible accomplishment was PRICELESS! 

Allie won't move in until closer to the beginning of the school year.  Her parents are too far away to check in on her regularly.  But they won't have to worry.  I plan to be there for her.  She has become MY inspiration and my role model.  She is one of those rare people that you come in contact with in life who is so easily overlooked and undervalued, but who leave the most profound impression on you.  Who would have thought? 

When I think about Allie, I think about that moment when we were standing in that first home and I was faced with the decision of working with her, or just walking away.  I still don't know what it was that compelled me to drop everything for her....but I'm so glad I did.  Otherwise, I would have been the one losing out in the end.

Does This Furniture Make My Living Room Look Fat?

What Comes First...The Size Of The House Or The Furniture?

When searching for that perfect house sometimes there are more factors than bedrooms, baths and basements.

On occasion, there is a piece of furniture that needs to fit in or the house just won't work. Sometimes these items are heirloom items that we just cannot part with.

To do so might bring some bad fortune or untimely demise(or so we think!). So, the search is on for some odd size room to fit this in.

I can understand the dilemma and headache this can cause. I don't think I own any of these types of furniture, but I do have a huge framed piece of Fitzpatrick history that has to go somewhere in my house.

Furniture that just won't fit

Yes...you think that won't happen to you. A pipe organ was part of the plan for some clients I had a few years ago.

It was Grandma's prize possession and she left it to her grandson and his wife. It had to go wherever they moved.

Most often the pipe organ was installed in the living room. The wife was not too fond of the idea but had to keep it to keep the organ in the decor to keep the peace in the family! 

In real estate, I see this often. Usually, it is a dining room table, bedroom suite, oversize couches or pool table.

Still, if it's important to my client...it's important to me to help them find a house that it fits in. 

I really don't mind at all. It's all a part of the process.
