Tornados Have A Silver Lining

We all have moments in our lives that define who we are.

Kentucky TornadoI read somewhere events that happen before you turn age 18 impact how you deal with your life in the future.

This includes child abuse, divorce of parents, death of a family member, moving, bullying, good or bad teachers, accidents, etc.

All these freaky things roll together and form who you are and how you live.

April 4, 1974 was the night of the tornados in Madison County, Kentucky.

I was a senior in high school and my brother was in the Navy so I was thrilled that he had left me his car, a red Ford Pinto that I drove everywhere.  

I remember the evening being fairly warm but windy. As I was traveling back home from Berea I thought the sky to the West was beautiful...sort of pink as the lightning would brighten the black sky. I had been visiting my boyfriend's mother in the hospital and was only a few miles south of exit 90 on I-75.

We lived on the White Hall exit on a 33 acre farm that had a beautiful newly restored 2 story home with plaster walls, 6 fireplaces and 2 staircases. Nestled back a few acres in maple trees you could hardly see it from the road. The farm had a creek, woods and 2 barns.

My Dad had built a Texaco service station on the road frontage across from White Hall Elementary School. There were a few houses down the road, but mostly it was farmland where I rode my horse everyday. I managed my own stable where I taught riding lessons and rented stalls. The money I earned paid for clothes, supplies for my horses and gas for the car.

I must have arrived about 20 minutes after the tornado had hit.

As I came across the bridge what I noticed first was that the stately trees lining the road were all chopped off and grotesque.

Inching closer behind cars I finally drove up to the service station and pulled over. It looked like a war zone! There were no lights and I could barely see power lines on the ground sparking. The State Police were everywhere keeping cars moving away from the area.

They were trying to keep me out too! I jumped over the power lines running toward the station. Someone was out there with a flashlight was coming toward me. I was so glad to see it was my Dad. In that moment we stood there I looked back behind the station where the house should be.

Pitch black darkness...a lightning strike lit the sky...finally I could see the hill where the house should be and only a few broken trees remained!

Where was the house??  

Dad told me that Mom and my little brother (Mark) had been in the house when it hit. He had called her as she sitting upstairs at the window watching the black clouds. He warned her that tornado was heading to the house and to run for the basement. She had grabbed my brother and raced toward the basement.

As Mom closed the door... the wind took the house right off the foundation and piled the whole thing in the neighbor's field next door. Dad had sought cover under a heavy table in his office as it took the roof off the Texaco building.

Shaking and then looking around he peered out the back door and saw the house was gone. I'm sure he ran up to where the house had been in a second flat! There under bricks and sheet metal from the furnace lay Mom and Mark. Still alive but scratched and beat up. He got them out and helped them toward the station.

Someone that had parked to wait out the storm took them to the hospital but Dad stayed to keep looters out of the station. He was worried but was doing the best he could in a crazy situation. He wanted me to go find them and see that they were OK.  

There were so many cars in the road that I had to drive out US25 all the way to Boonesboro exit on I-75 to get to the hospital back in town. Once there, I found Mom all scratched up, no glasses or shoes and Mark was sitting next to her with his arm in a sling. They looked pitiful and sad.

She didn't remember anything after she had closed the basement door and was on the 2nd step. I put them in my car and took them to my boyfriend's house where we stayed for a few days so our lives could be sorted out. Dad stayed at the station to protect it.

All I had left were the clothes on my back and my car. I had to be strong for all of them.

My senior year was in shambles right before prom. No clothes, shoes, cherished childhood mementos, furniture, my horses were missing, no barns and since I was a kid (no insurance).

What I can figure out now is that it taught me that I can start over at any time. It's easy to let things go that don't work.

I've wiped out at least 4 times in my life all for different reasons. Each time I start over I end up with more. '

Like a new and improved, stronger version of Lizette. Last night, we had many storms in our area and I headed for the basement to be safe. As I curled up with my little dog I felt comfort in all I had accomplished and amazingly I have no fear about a tornado.

Starting over is part of life and makes you strong. Life is good! Cherish what you have right now...don't worry about the rest.  

Your House Might Sell When Pigs Fly

Sometimes selling a home just seems to take forever. It might sell when pigs fly!

My listings are marketed equally. Two MLS systems, www.lizette.us, my blog, my weekly email newsletter, Facebook, Twitter, 50 other websites, etc. COMPLETE OVERKILL! Still...some houses sell...some don't.  

There is no rhyme or reason why some houses get showings...others do not. Well....a few houses may have problems and that maybe the cause. Some are OVERPRICED, dirty, bad pictures, uncooperative sellers(or AGENTS), pets, repairs needed, ugly carpet, appalling decor, no basement, master on the second floor, blah,blah, blah. Some great houses get no showing at all! That always amazes me.  

When pigs flyI can well remember the first listing I had that expired after 180 days. I thought it was the end of the world.

My very best spin went into the marketing. Still....it just went kaput. I was heartbroken.

I vowed to not go through that again! Surely, I could will buyers to the next house I listed!

Just like yesterday, I can recall one house I had listed in Lexington. There was a deadline to get it sold because the sellers had put a contract on another home in Richmond.

Diligently, I placed all my marketing and literally sat there EVERY Sunday to make magic happen.

The house was spotless, beautifully painted and had designer decor...a dream house.

People came in a looked around for 6 months. The contract on the other home was extended. That house was gonna sell when pigs fly!  I was so sad for my couple. We had to let both dreams go.

Life went on and about 8 months later the seller called me. "Lizette", she said, "I know now why our house just didn't sell. It was a higher power watching over us. Our daughter is now pregnant and will have to live with us and we need to raise the baby. Our dream of moving and being closer to the lake to play on jet skis would have been a mistake. We need to stay put and take care of this baby. You did all you could but it wasn't meant to be."When Pigs Fly

This changed my thinking about my listings. I started to relax and believe that all would work out as it is supposed to.

Some houses get buyers...some do not. It only takes one.

When all the marketing is in place and believe me... My listings are seen EVERYWHERE on the Internet. The right buyer will come along IF they are supposed to.

My advise for sellers is to relax. Enjoy your life. If you have a great agent doing a wonderful job. RELAX.

On the other hand...if you are dealing with an agent that is a slacker and that's the problem...let them go and get an agent that takes interest in doing their best.

Since 98% of all buyers will be from the Internet, Google your address to see where it is marketed. Google your agent to see if they have page upon page of Internet presence. You need an Internet saavy agent. Less than 3% of buyers come from print ads. Don't push for this type of marketing...it's a waste of your agent's marketing dollars.

What are the banks doing with BILLIONS of American tax dollars? Why, they’re going on vacation, of course.

I had to re-blog this because it is one of my pet peeves in our business.

The buyer has no idea when they go to a bank that nothing gets done if the lender or underwriter has a vacation scheduled before the closing date.

I tell my buyers to ask the lender..."WHEN IS YOUR VACATION??" If it's during the time of getting your loan pushed through, they better find another lender. Nothing will get done if the lender substitutes someone to "watch" over the file.

 Underwriters are just as bad.

Don't even plan to close if *@** of $$$$$$$ is underwriting. There will be so many snafus and ridiculous conditions at the end it will spin your head like  Linda Blairs' in the Exorcist! Then you will have to start over at another bank. Read on...

The banks are on vacation after federal bailoutsIs it just me or is this happening to others too? On three of our recent deals, something rather unique has happened that derailed the closing at the last minute.

On all three occasions, sudden conditions miraculously appeared during the final hours before closing. When we asked why these issues suddenly became significant we were given the same explanation:

“The original underwriter went on vacation and when the replacement underwriter looked at the file they discovered the problems.”

What??? One could understand this happening once, but not three separate times over a three week period.

So I’m thinking that there are only two possible explanations for the phenomenon and they both involve billions of taxpayer dollars.

One is that the banks are so flush with cash that they really don’t need to make loans to stay in business. Why would you care about customer service when you can easily get the money for doing nothing?

The other is that they really are spending the money on vacations and the good life. Obviously, they are not using it to make loans.

Whatever the reason, the poor homebuyer is left in the lurch as the “vacation” shuffle continues. It must be nice to have such liberal time off benefits.

In the meantime, loans are lost as contracts expire.

No problem, they know where to get the money.

A long time ago (in the late 60's) my Grandmother Elizabeth(Mamaw) was visiting our farm at White Hall in Richmond, Kentucky. What a beautiful place that was!

A stately old 2 story home with 2 staircases inside sitting in between numerous maple trees. It later blew away in the tornado of 1974.

We had  two barns for horses on 33 acres also. We had just moved in, but Dad wanted to plant our garden so we would have veggies all summer.

He consulted with the Farmer's Almanac to be sure when to plant. The timing had to be just right.

Redbud Winter in KentuckyThat was when I first heard of the "other seasons" we have here in Kentucky.

As we were sitting on the back porch one night sipping sweet tea, Mamaw said we had 4 extra winters before summer would be here.

I'm not quite sure of the order but I think they are: Redbud Winter, Dogwood Winter, Locust Winter and Blackberry Winter.

Somehow winter shows up each time as each one blooms and hopefully it doesn't get cold enough to freeze.

If we are lucky and the spring weather will be perfect hopefully, all the new buds on the trees will not freeze and die!!!

It seems like everything is blooming all at once this year in my yard. There is a layer of yellow pollen on every surface.

The robins are spending time building another nest in my front door wreath. I've been told that it is a sign of good luck and prosperity so I am letting them get away with it for now.

Ahhh...it's nice for spring to be here!
