Got Mold? Got Myth? HOT DAMP! have I got some great news for you!!!

Mold! What is it good for???

It's all in the day of a REALTOR...mold, radon, lead based paint. A small wonder that we are still alive to tell the tale.

The one thing that scares the be-geebers out of folks is mold! Read below for the real story about mold and it's effect on people.

    Finally, some serious relief from the glut of disinformation, wrong information, and just plain hype about mold----however well intentioned it might have been. 

fungus among us     In 2004 the Institute of Medicine's mold study group concluded that there was "insufficient" evidence to find a causal association between the presence of mold and ANY of the claimed adverse health effects.  Now---hot off the presses----comes the July 2009 position paper of the World Heath Organization on indoor molds and indoor air quality.  What comes out of this position paper is that the association between "damp" living spaces and "some" slight increase in adverse health effects, has less to do with mold and more to do with a wide variety of factors associated with "damp places."  The entire backdrop of the damp environment has to take into account a host of other factors that are just as likely to be a part of any damp environment.  Here is a partial list of co-conspirators of, "THE DAMP"----dust mites, bacteria, termites, protozoans, endotoxins, volatile organic compounds, formaldehyde, pesticides, viral survival, and poor ventilation.
     With this latest information it becomes not an issue of "mold remediation" but instead an issue of "correcting the damp."
    
Don't you just hate it when things just turn out to be logical and common sense after all?

----we all have to, almost daily, deal with the hysteria that has “grown” around mold.  (In fact it is a kind of fungus all its own.)  This information should counter some of the hype, and I suspect the only ones that will be disappointed are those geared up to make money off of the hysteria.

Paddy Wagon Irish Pub Richmond KY

Paddy Wagon Irish Pub Richmond Kentucky is the place to have fun.

Third time is charm for the owners, Greg Ferrell and Chuck Fields.

Established in 2004 on Water Street...then Paddy Wagon Irish Pub moved to Main Street in 2006 for a year a few doors up from the new location still in Richmond KY.

Then suddenly it burned to the ground in the middle of the night.  

The famous fire is still one of Richmond KY's unexplained mysteries.

Fire investigators scratched their heads in puzzlement as to the cause.

"Hmmmm...It could be this...or could be that." Who really knows what caused  Paddy Wagon Irish Pub to burn to the ground. Or do fires burn up? Whatever the case... it has remained a mystery in Richmond KY.

All that was saved that fateful night from the pub was an Irish clock, 1 sign and a few police patches.

Both Greg and Chuck teach criminal justice at EKU so the patches were a collection of police patches that patrons donated when they visited Paddy Wagon.

I've been in bars that have unique collections of $1 bills(Tortilla Flat, AZ), neckties(Carefree, AZ) and bras(Key West).The Patty Wagon Irish Pub  

The idea for the Irish pub came from a trip to Ireland when they toured the Guinness Factory, Dublin and to the north...Belfast. Armed with information and local souvenirs Chuck came up with the décor for the inside of  Paddy Wagon Irish Pub.

The name of the pub has to do with criminal justice. Maybe Irish justice?

Now open since June 26, 2008 with a plethora of beer and ale for anyone's tastes or mood. The food is great...I had a generous helping of the fish and chips and the service was spot on.

 There is a friendly atmosphere inside Paddy Wagon Irish Pub and plenty of room to park outside. Sip your beer on an outdoor deck and enjoy a Richmond KY downtown view.

Live band entertainment is on Friday and Saturday. Thursdays will be added when school starts. Monday is open mike.

Hours are 11 - 1PM Monday - Friday. Saturdays 12 - 1PM.

Making Home Affordable Loan Modification Program

Lexington KY - Making Home Affordable Loan Modification Program To Prevent Short Sales and Foreclosures

Finally, some help is on the way for those Kentucky families facing short sales and foreclosures. The loan modification program will save home owners from losing their homes.

Below are the guidelines on how Kentucky home owners can apply and to see if they qualify.

Making home affordable program to avoid foreclosureThe Obama Administration has announced new U.S. Department of the Treasury guidelines to enable servicers to begin modifications of eligible mortgages under the Administration's Homeowner Affordability and Stability Plan.

The release of detailed requirements for the "Making Home Affordable" program facilitates implementation of the critical provisions that will help bring relief to responsible homeowners struggling to make their mortgage payments, while preventing neighborhoods and communities from suffering the negative effects of foreclosure such as lower property values, increased crime and higher taxes.

You can see the complete Home Affordable Loan Modification Program Guidlines here.

Here are the highlights of the loan modification program:

• Mortgages for single-family properties that are worth more than $729,750 are excluded from the provisions of this bill. For two families the amount is $934,200. For three families the amount is $1,129,250 and for four families the amount is $1,403,400.

• Interest rates can be lowered to a minimum of 2 percent and then if necessary, the term of the loan can be extended to a maximum of 40 years.

• The home must be a primary residence and verified as such with a tax return, credit report, and other documentation such as a utility bill. The home may not be investor-owned property.

• The home may not be vacant or condemned.

• Borrowers must provide their most recent tax return and two pay stubs, as well as an "affidavit of financial hardship" to be qualified.

• Borrowers in bankruptcy are not automatically eliminated from consideration for a modification in this program.

• Borrowers in active litigation regarding the mortgage loan can qualify for a modification without waiving their legal rights.

• Borrowers are only allowed to have their loans modified once, and the program only applies for loans made on Jan. 1, 2009 or earlier.

• Eligibility is restricted to loans originated on or before January 1, 2009.

• Incentives are provided to extinguish second liens on loans modified under the program.

• Homeowners are eligible for up to $1,000 of principal reduction payments each year for up to five years.

• Separately, up to 5 million borrowers who have mortgages held by government controlled mortgage finance giants Fannie Mae and Freddie Mac should be eligible to refinance through June 2010.

Foreclosed homes in Metrowest MassachusettsThis loan modification home affordability program should stem the tide for quite a few folks who would otherwise end up in foreclosure.

I applaud the fact that the government has finally started to take some meaningful action. This new bill comes on the heels of the 1st time buyers incentive program.

While these are great steps to get the nations housing back on track, there are some that are so far in over their head that even a loan modification is not going to help.

There are still options available that can be taken to avoid foreclosure. A short sale is one of the means that may allow you to sell your home and get rid of your debt.

I've been there many times but I am amazed how much it is starting to feel like being in the wine country towns of California. 

The charming little town of Midway has a plentiful amount of restaurants, great food, and shops. 

Later, we took a stroll down the sidewalks of the downtown formerly called "Middleway"...now Midway KY. It was named that by railroad executives because it was both halfway between Lexington and Frankfort and halfway between a potential line from Georgetown and Versailles. Maybe they should have called it "Halfway". The first lot sold in 1835. Home of Midway College(Kentucky's only 4 year women's college) that was chartered as The Kentucky Female Orphan School in 1847.

Anyway, we spent a lovely summer afternoon in the historic downtown feeling like we were vacationing. We looked at some of the historic homes for sale then headed downtown. The Midway Kentucky shops have great stuff to buy. I found quite a few things that I just had to have.

Now we want to go back to try more of the restaurants, sit out on the patios with a glass of vino and explore more historic downtown streets. I'll let you know what we discover next time...

I SEE DEAD PEOPLE...In Your Seller's Backyard!

Burials at home?I know people are into saving money these days but...I was reading an article in the New York Times about home funerals and burials to save money. What?!!

Imagine we are selling a house and the seller has to disclose not only that Fido planted in the backyard... Grandma and Grandpa are too!

Then what happens if they sell the property??

Do they dig them up and take them along after closing?

The article didn't address what would happen if they sold the property.

I see many sticky issues with this.

Some buyers might be creeped out by the fact that bodies are buried in the backyard. I've had some very superstitious clients.

It might have to be agreed upon in an addendum.

"Contingent upon the sellers removing all bodies buried out back, restore the ground to match the area surrounding and re-seed with KY Bluegrass please."

Maybe resale will be difficult. I'm not sure I would buy a property with bodies out back. It reminds me of the "Night of the Living Dead" movie. What if they get restless at night?

Then for the sellers, wouldn't that be tramatic to dig them up again?

Would you have a guilt complex if you left them?

Do you need visitation rights written in to the contract if they stay?

What if the property gets foreclosed?

Some states won't even allow for burial outside of a cemetary.

I have too many questions!

Like trying to bury Michael Jackson at Neverland was a no-no without special permission in California.

Kentucky New Home Tax Credit $5000 - Kentucky Home Buyer

Have you heard about the $5000 new home Tax credit?

Finally, we have a great way to save money for home buyers that want new construction in Kentucky.

Below are the guidelines to get the $5000 tax credit.

• The New Home Tax Credit is an individual income tax credit that is effective July 26, 2009 and applies to a “qualified buyer” who purchases a “qualified principal residence” on or after July 26, 2009 and before July 26, 2010.

• A “qualified buyer” is a resident of Kentucky that is not eligible to receive the federal first-time homebuyer credit allowable under the Internal Revenue Code.

• A “qualified principal residence” must be certified by the seller as having never been occupied and must be the principal residence of the qualified buyer for a minimum of two years.

• The New Home Tax Credit allowable to a qualified Kentucky home buyer is $5,000 provided a cap of $25,000,000 for all approved New Home Tax Credits has not been met. Once the cap has been reached, no additional credit will be approved.

• The New Home Tax Credit is nonrefundable and may not be carried back or forward to another taxable year.

• To apply for a New Home Tax Credit $5000, a qualified buyer must submit a credit application only via fax within seven (7) days of the escrow closing between the buyer and the seller. Any application faxed after the seven day period or submitted via regular mail at any time will be denied.

• Credit application forms will be available prior to July 26, 2009 at the Department of Revenue’s Web site at www.revenue.ky.gov.

• Qualified buyers approved for the New Home Tax Credit will receive a credit allocation letter from the Department of Revenue. The credit allocation letter must be attached to the income tax return filed for the taxable year during which the qualified principal residence was purchased.

In the past three days, my client and I have been traveling the roads in Paris KY looking at Kentucky Horse Farms For Sale. Bourbon County has a plethora of gorgeous farms.

Sometimes working as a Real Estate Broker is a true pleasure.

Many of my out of town clients are intrigued by the way of life here. I have always called it "Land where time stands still."

Right next door in Lexington Kentucky, it is considered "The Horse Capital of The World."

We took our time and wandered around pristine barns and lush paddocks with black plank fencing. Many of the Bourbon County thoroughbreds were enjoying the cooler than normal July to stretch out in the sun. Nothing says it's summer till you've been spun around a few times while eating cotton candy or a corn dog till you beg to stop! Yes! It's time to go to the Lexington Lions Club Bluegrass Fair in Masterson Station Park off Leestown Road! Lexington Lions Club Bluegrass Fair

My older brother and I used to pester Mom and Dad for days about going to the Lexington Lions Club Bluegrass Fair.  It seemed magical and I just couldn't get enough of it. Back then it was held at The Red Mile Kentucky Harness Racing Track.

Many times I came home completely happy with a sticky face and half sick from all the wonderful combinations of cotton candy, corn dogs, candy apples, elephant ears and Coca-Cola!

I loved the amusement  rides, which were pretty tame back then. The Ferris Wheel, Tilt-A -Whirl, The Crazy Mouse, Teacups, Merry Go Round, Himalaya, Scrambler and the Fun House were favorites.

Last but not least were the Bumper Cars where we could actually try to kill each other while our parents watched unaware. This year at the Lexington Lions Bluegrass Fair there will be over 100 rides, games and  attractions.

You haven't bet on anything till you have bet on the pig races. These cute little piglets shoot out of the gate and race to the finish to get their reward. An Oreo cookie! They run fast as greased lightning to get to the finish. I always win money on this...Not!

The Lexington Lions Club Bluegrass Fair will be on July 16 - 26 over at Masterson Station Park off Leestown Rd in Lexington KY.

It will be open 5PM weekdays and Open 3PM Saturday and Sunday.

You will be able to save up to $8.00 if you buy advance tickets at Kroger or National City Bank locations.

Hey, this could be gas money!

When Life Gets You Down...Get a Chicken.

Chicken VideoI ran across this chicken video in the New York Times this morning.

I clicked it open out of curosity because I have a few clients and friends that have chickens.

Sometimes my clients are looking for property where they can raise chickens. I could never see what the fuss was all about...untill I saw this video.

The first time I was ever around chickens in a natural setting was in Key West at a restaurant called Blue Heaven. Here the chickens and roosters just walked around free among the diners outside under ancient trees. Loved that place.

Anyway, this video reminded me of that.

What do you really know about this house?

Sure, it looks like a bargain from the outside. The media makes these foreclosed homes sound like the ultimate deal.

There is no seller's disclosure to tell you about any problems or repairs that have been made from the previous owners.

What you don't know may kill you and ruin you financially!

Many of these foreclosed homes may have had meth labs in them. Just walking in one can be dangerous! Realtors really have no idea they might be touring a future health issue.

Read here about one family's discovery and illnesses from a home they purchased. They did not discover the meth history for 5 years after they moved in. They were all sick and now broke from their foreclosed home! More about meth homes.

Once foreclosed, they are resold without any documentation of the history. Just walking in one of these homes is dangerous.

What if one was bought to flip and only minimal cosmetic work was done and it was back on the market to unsuspecting buyers?

Many clients ask me about foreclosed homes. I don't have any listed and I don't usually show them to clients. I might show one if it is listed or the client requests it specifically.

In Kentucky it is now a Class D felony to rent, lease or sell a home if the owner has not provided a written notice that the property has been contaminated by methamphetamine and has not been properly cleaned up by a certified contractor.

Each violation could result in a fine of up to $25,000 and/or imprisonment from one to five years.   

Mold can be another issue in foreclosed homes. I can remember standing outside one home while the client looked inside. All of the basement walls had black mold! I had toured this one before it went into foreclosure and ran across this. I told the client before we went and they still wanted to tour it. They didn't buy it. I knew they wouldn't before going over there.

There are even more hidden issues in these foreclosed homes. Liens, water damage and more! I want the best for my clients and no legal issues for later down the road for both of us.

Be aware before you buy. What smells like a bargain may be no bargain in the long run.

I met Gene Burch one evening beside the creek as he was visiting friends next to a home I have listed on #7 Justice Lane in Frankfort KY.

The home has this creek in the backyard. Imagine waking up to  the sound of Elkhorn Creek each morning. It's a one of a kind property.

As I was leaving, he presented me with a beautiful coffee table book, A Photographic Journey, full of his beautiful photography.

You never know who you will meet while you are out and about going through your daily life.  People you are supposed to meet for some reason.

It was very kind of Gene Burch to let me showcase some of his beautiful Kentucky pictures that include Frankfort KY and Elkhorn Creek. I hope to post more soon.

Michael Jackson tributeToday will be a moment the world stood still to celebrate the magic ...the music...the man in the mirror.

Bits and pieces of my life took place along with a song. As I hear a Michael Jackson song, I remember where I was and what I was doing.

The first time I heard Thriller...I watched the video on MTV.

It was the first time I had ever had the chance to see MTV and I was in a hotel room in Bowling Green, Kentucky. I left it on for 48 hours! I couldn't get enough. In 1992, I spoke with as I worked at a job in The Sharper Image. It was one of his favorite places to shop.

I have lived in Los Angeles I can imagine how everyone will converge on the Staples Center to pay respects. 

Since I can't be there...I will be thinking of the music from here. When I awoke this morning the song "Man In The Mirror" was stuck in my head. Maybe I'm supposed to make that change. I'm starting with me.

What Sellers Can Do To Add Appraisal Value To Their Homes?

I was talking today to a Lexington KY appraiser about adding value to a home for an appraisal.   

If you have the best house in the subdivision don't upgrade inside. If your home is of less of lesser value to the neighbor's homes it will add value.

Add square footage extensions like extra bathroom, bedroom, family room....basements don't count for much. 1st floor and above floors can add value of $65 - $85 per sq ft.

Add hardwood, tile, crown molding, concrete or asphalt driveway or professional finishing inside.

In kitchens - new surfaces: Cabinets(re-paint), countertops, sinks, range tops, built in ovens, flooring. Repaint the walls.

Bathrooms - New Tile floor, double vanity(higher level in master), garden or whirlpool tub, , separate tile shower, toilet, Re-paint walls

Other additions that add value: porch, deck, fireplace, garage, carport or patio.

The condition of your home will add value if it looks well taken care of inside and out. Cleaning and paint really do add value on homes for sale.

Buyers are really liking garage hanging storage wall systems even better than jazzed up kitchens, formal dining or big backyard! Who would have thought this?

Buyers decide whether to get out of their car based on the outside appearance of your home.

Take the time to wash windows, trim bushes, repaint the front door, mailbox and pull weeds. It tells a lot about how you care for your property. These homes all appraise well.

Lunch at Keenland Sales costs 3.7 million!

Well...not exactly! My lunch was $4.00 but for Mr. O'Byrne it was 3.7 million!

This happened one September, but imagine having a delicious lunch and in the room next door a live auction is underway at Keeneland Sales. What is up for sale is a beautiful Kentucky thoroughbred colt.

The bidders seem to be hidden because it's hard to tell who is bidding.I swear they must bid with their eyes by blinking because I don't see anyone scratching their nose or raising a finger. Then suddenly as the bid is going up $200,000 a lick... it ends at 3.7 million! Sold! Number 432 to Demi O'Byrne, bloodstock agent for John Magnier's Coolmore Stud.

His rival bidder was Texas-based owner Clarence Scharbauer Jr. The prize was the gray son of Unbridled's Song.In his pedigree included legendary stakes winners: Unbridled, A.P.Indy, Alydar and Seattle Slew. What a fabulous bloodline! 

I know many people come to Keeneland Race Track in Lexington KY to watch horses race, but to me the Keeneland Sales 2009 will be the most exciting.

Have a nice lunch and watch people spend BIG money. AHHHHhhhh...What a life!
