Sunday Celebrations...Life As It Rolls Along

just marriedImagine... I am stopped at a red light in Berea Kentucky. I can't resist rolling down my tinted window and snapping a picture.

The happy couple probably wondered who this stranger was that wanted to take their picture.

The proud relatives and friends were following behind in a small car and were laying on the horn.

This loud honking procession went on all down Main Street.

I wonder how life will turn out for those two? Will they stay together?

We never know what will happen each day. It made me want to slow down and celebrate what I do have. Life is short. Enjoy what surrounds you and those people whose lives you touch.

In 1992, I Had a Conversation With Michael Jackson

The conversation with Michael Jackson lasted about an hour.

In 1992, I was working in The Sharper Image in Beverly Hills located on 1550 Santa Monica Blvd.

As one of the managers, I got there early in the morning to meet with employees and get ready for the day.

After I unlocked all the doors, I headed for backroom to oversee the days shipments.

One of our sales people came to me and said..."Did you know Michael Jackson was in the store?"

Hmmm...There was only one customer out front when I walked through after opening the doors. He was sitting at the piano we had on display. I remembered he had a surgical mask on.

At that time Michael had just started wearing a mask. So it wasn't something I would think was unusual or think it was Michael.

I turned around and headed for the showroom. There he was checking out a Indian headdress. The only person with him was an elderly fellow that reminded me of an English butler.

Since it was so early on a weekday morning, there were no other customers in the store.

Michael turned my direction as I walked up and said "hello".

He pulled down the mask and flashed one of his smiles then in a quiet whisper asked, "Is this made by real Indians?"

I wasn't expecting that question and it made me laugh. "Well...I'm not 100 percent sure but I can check on that for you."

Taking my time, I took a better look at him and could see he looked very pale, sort of a translucent pink. Dressed all in black with a hat to match. Other than that he seemed normal, but my thought was that it was like talking with a big kid in a candy store.

The Sharper Image was full of interesting toys, signed mementos (like Mohammad Ali's boxing gloves), the newest gadgets and odd things for rich clients to buy.I loved working here because everyday was different and the clients were a blend of superstars, rich people and foreign tourists.

Michael excitedly walked around for over an hour with me asking for demos or just chatting about all the fun items in the store. He was having a blast trying the things out.

One item he was enthralled with was Wake The Wizard (a plastic globe with a wizard inside). "What does it do?" he whispered.

"Well....you wave your hand over the top of the globe after you ask him a question" I replied.

"Ask it a question" he instructed me.

Hmmm..just what do I ask the wizard spur of the moment in front of Michael Jackson?

Without much thought I asked the wizard, "Will I be rich and famous?" as I waved my hand over the top of the globe.

"NO...it is not in the cards!" Said the wizard in an eerie voice.

We were both surprised and Michael started laughing and I did too.

"I'll take 5 of those wizards!!" he said.

He spent time examining a clock from Germany and loved the yellow bird that popped out on the hour.

Along with a 10 Indian headdresses, 5 Wake The Wizards and the clock, my salespeople carefully wrapped them up in our big glossy red signature bags w/ gray tissue paper.

Once they were all done...he thanked me for taking time to help him and was out the door with the English butler.

His limo was parked a few doors down the street. Our display windows were a mirror finish on the outside. Michael couldn't resist catching his reflection as he moon-walked backward to the car. How cool was that!

It was an awesome sight to see him do that in person and I feel sad that I won't see him again. He was like a child genius that never grew up and so polite.

It's taken me a day to process that he's gone. There will be no more new dance music or Michael Jackson sightings. I wanted to write down my memory of him. I haven't wanted to cry until now. The emptiness is real...he touched millions of people with his life. 

He was a real person and such a sweet spirit. What a legend...one that won't be replaced. R.I.P

The Easy Eight Step Program To Be A Happy New Home Owner

Realtor1.Find a REALTOR whom you can relate to. Buying a home is an emotional commitment. It's critical that the agent you choose is both skilled and a good fit with your personality. Have your own agent show you homes, not the listing agent.  Call your agent if you see a home you want to tour. If you walk in an open house be sure to tell them you have a Realtor. 

Your Realtor will make all the appointments and represent YOU in the offer. The listing agent represents the seller and cannot disclose all that you will need to know about the property & the seller. See a house you like while out driving around? Call your agent...not the listing agent. They work for you.

Find an agent that makes his or her career full time in real estate. To be sure they know what they are doing...GOOGLE search their name. They will  have more than just a website, they should have page upon page of marketing and acomplishments online. Like a history of work.

Agents usually know one another so if you are unhappy working with an agent and want to change to another please let them know that you will be doing so. This alleviates mis-communications and it's just the right thing to do. An agent will work hard for you if you are loyal.

2. The right house is waiting for you. Sometimes deals just don't work out. You will know as soon as you walk into the perfect home. Everything will fall into place perfectly if it is meant to be. All the stars will line up. If not...keep looking and stay open to new ideas. If it feels right then make an offer...don't procrastinate.

3. Commission is paid by the sellers. This is how your agent gets paid. Basically, the seller has agreed with his listing agent an amount to pay the buyer's agent at closing. Your agent may show you homes for a long time or it might only be a few homes. All negotiated commission is divided among the agents at closing. The buyer will not have to pay for this.

4. Don't ask for too many opinions from friends and family. It's natural to want reassurance for a big decision, but too many ideas will make it harder to make a decision. If Grandpa is not going to live in the house he isn't going to like all those steep stairs, pool, etc. Negative opinions can spoil all your excitement.

5. Accept that no house is perfect.Focus in on the things that are most important to you and let the minor ones go. Who cares if there are ugly green counter tops in the kitchen. Get over it and replace them later.

6. Don't try to be a killer negotiator. Trying to "win" by getting an extra-low price may lose you the home you love. Angry sellers do not try to be helpful if you need special considerations later before closing like extra time to get the financing right. Don't be stubborn over the small stuff or ask your Realtor to argue over silly demands. Grown-ups don't need to act that way!

7. Get approved for a mortgage before you find a home. Actually, this needs to be #1.

A good lender will see your credit report and offer help in disputing items that need to be removed. This will raise your score and possibly get you a lower interest rate. Not all lenders are skilled in this. Same as with your agent, the lender needs to fit with your personality and return your calls promptly. The best ones stay in close contact with your agent also. You can bet that your agent has a good idea of the best lenders to work with to get a successful closing. It can all fall apart by closing time if you don't have the right lender.

8.Factor in maintenance and repair costs in your post-home buying budget. Even in a new home there will be some costs. Homes are not perfect and even though you have had many repairs made after a home inspection sellers are not going to patch every hole in the walls and leave it spotless. You may have to shampoo carpet and upgrade fixtures to your liking. It's all a part of buying a home.

Now that you have all this good advice in your head...get out there and get started! Fantastic deals are waiting for you with great interest rates.

What I love about summer in Kentucky... are all the festivals, fairs and outdoor events.   Last year, I spent some time traveling around and visiting some places I haven't seen since I was a kid. 

Lexington Lions Club Bluegrass Fair

I can remember my grandparents and my parents taking us into many county fairs to taste BBQ, cotton candy and caramel apples. 

I want to see some new ones this summer. 

Some of my favorite Kentucky fairs and festivals are the Lexington Lions Club Bluegrass Fair , Kentucky State Fair, St. James Art Festival, Woodland Art Fair.

Hopefully, the rain won't slow me down and I can get some good stories and pictures to share with you.

Richmond Ky Paradise Cove is a Cool Spot of Fun 

Finally, Richmond Kentucky has a new public pool! It's called Paradise Cove and is located in Gibson Bay. It features a fabulous eight-lane diving pool with two, one-meter diving boards, a children's pool, two 40-foot tall slides, a wide slide and a small butterfly slide for the small tykes.

There is talk of adding a lazy river in Paradise Cove and another slide at a later date. It just wouldn't fit into the original budget. Even though the weather has been a bit rainy, the pool is a welcome sight to Madison County locals.

Years ago, I can remember the public pool located in Rolling Hills on the north end of town. I swam there every summer. After that one closed, the only place to go was the public pool in Berea.  The closest one built in recent years was at Ft. Boonesborough State Park. That one was still a bit far to drive to. Paradise Cove is in a convienient location.

Summer in Richmond KY is going to be cool regardless of the temperature! See you at Paradise Cove!

The past few years have been great to get houses in Lexington KY sold for a good price. There were even multiple offers everywhere. What I noticed overall was just HOW houses sold faster. What do you do if you want to get your Kentucky home sold fast?

Why are other homes sold fast? It wasn't because: the agent was brilliant, the marketing was spot on, open houses were held every weekend or even that there was more than one prospective buyer.

What sold the house fast was that sellers took out unnecessary stuff and added paint then cleaned it up!

Now we are in a different market and it it taking a bit longer to get homes sold. In the Lexington KY market the average days on market is approximately 82 days. As sellers, there are some basics to make your home stand out in a sea of homes for sale.

For most of you this is just everyday stuff. I am cleaning ZEN kind of person and I just like my house clean and fresh. I do have a little dog with mountains of hair but you would never know it when you come inside. I enjoy cleaning. Some people hate it! Many houses I listed that sold lighting fast had pro-active sellers. They had done their homework by checking out new homes to see how they could compete... and it worked!

The number one pet peeve of buyers when looking at homes was wallpaper. When you look at new homes it just isn't there. Not even a border.If you want to get your house sold take out every inch of wallpaper or border. I know you thought it matched your decor, but the next buyer will probably hate it. Not only that, but he will not even want to take the time to take it off the wall. This is when he will roll his eyes and look at his agent and say..."Next". Borders and wallpaper date your home and designers rarely suggest it. Get to work and take it down.

The next in line is paint color. Again take a look at some new homes and pick out neutral earth tone colors. Stay away from pinks, purples, blues, and tutti-frutti tones. Freshen your baseboards by cleaning them and paint. Doors too if needed. Most times all the trim just needs cleaning. You know it's the one thing you never do!

Another peeve is knick-knacks and collections. Keep in mind at all times...you want to move! Pack all that stuff like dolls, angels, toys, religious icons, stuffed animals, glass figurines, deer antlers, gun racks, china, family pictures, stacks of books and magazines, pill bottles, etc. The goal is to make surfaces look a little empty.Don't leave placemats and china on the table either. Replace it with a nice centerpiece like a bowl of fresh green apples or vase of cut flowers. Take off appliances (Blenders,can openers, etc.) rarely used and old towels and sponges on kitchen counters and sink. Survey every room and pack up unnecessary objects. Less is more!

I started to put this at number one but it is SMELL. Your house needs to smell nice when buyers arrive. It is the first impression they will have. I'm not talking about air freshener (that will turn them off fast too!). It should be a "CLEAN" smell. Almost no smell at all. Get carpets and floors professionally cleaned to start. Clean dead bugs and cobwebs out of windows and blinds, dust off ceiling fans and light fixtures.

ANIMALS - Take them with you when the house is being shown. Cute pets in the house or yard do not help you sell your home. Litter boxes are a BIG YUCK! Stick it out in the garage on your way to the car. Put away dirty dog bowls. Some people will not even look at a house that has had dogs or cats. I don't blame them. To sell a home with pets you will have to work harder than the average homeowner just to keep it clean and hair picked up. Have a friend who doesn't have pets come by to take a front door sniff test. Take it from there on how much cleaning will get rid of the odor.

O.K. that's a BIG start on what can get your Kentucky home sold fast. Look at it like it is a part time job you have taken to make more money. You won't have to lower your asking price. Really, I'm not kidding. I want more than anything to see your home sell fast. Sometimes it's hard to say these things to clients. That's why I wrote it all down here...so I don't have to hurt your feelings. I spend long hours taking clients through house after house and see them turn their nose up at all this stuff.

Bottom line is you are ready to move, start packing it up and concentrate on the prize...a new Kentucky home!

Real Estate Has It's Ups and Downs But Failure Should Not Be An Option

Zen headWhen you work in real estate not every day has a fantastic outcome.

  • Not all offers are accepted but you still have to do all the work to make it happen. Traveling to and from clients, agents, court house, deed room, PVA and loads of faxes (sometimes for days!)
  • Some agents, lenders, inspectors and attorneys with big egos or bad work ethics can difficult to work with.( I know I don't like to talk about troublemakers but there are a few out there) Deal killers! 
  • Properties look better in pictures on the Internet and clients are disappointed after they arrive at the house they fell in love with.
  • Financing falls through because of bad credit, new banking guidelines, underwriting requests or lender that doesn't seem to want to work or pick up their phone.
  • Home inspection uncovers something that will kill the deal. Sometimes its too big to fix.
  • Open houses that have no visitors after all our prep work, time and money spent to advertise. It really does take a lot of effort.
  • Our signs get vandalized, or get stolen and are expensive to replace. Not all brokerages provide signs. Agents have to buy their own.
  • We can get injured while touring houses and we have to be sure clients stay safe too. MLS instructions might neglect to say that there is a big dog running loose in the backyard or the deck is in disrepair and could fall down when all the buyer's family steps out to check out the view.

It's a mine field out there but those of us REALTORS and Brokers that are dedicated, are determined to stay in the business and keep promises to clients.

It really makes my day to hear my clients are happy with their relocation or my service.

It's easy to get overwhelmed and want to quit. I went into this profession 6 years ago with a failure is not an option attitude and that has not changed.

I applaude all those tireless individuals that I call upon daily to make deals happen and work to make my dreams come true. You really are angels sometimes when times are rough.

Why Throw Out That Ugly Pink Refrigerator?

Pink FrigidaireAhhhh... "those were the good old days," my Mom and Dad used to say.

I can well remember the story of an old Sears refrigerator that they carted all over Wyoming to Laredo Texas when my Dad was in the Air Force back in the 50's.

Then they packed it to Richmond, Kentucky and used it for years. Later, it was installed in a apartment and it might still be there!

It's over 50 years old!

They don't make them like they used to!

I was up for the task when a friend mentioned the ugly pink refrigerator in an apartment they bought at auction and were renovating.

"Let me see it... I need a picture of it's ugliness for my story!" I said.

Off we went to check it out. Sure enough....it sho was ugly!

Can you imagine a marketing sales meeting at Frigidare where they discussed the latest line of colors and someone suggested pink? Who would vote for that?

The whole reason of my story was really to discuss why appliances are not made like they used to be?

They are breaking down after a few years and the parts are sooo expensive! Why is that? It's almost cheaper to buy a new one. That's the whole idea! Nothing is made well anymore.

If it were made sturdy like a tank there would be no need to buy a new one unless it were pink and you change the decor.
