A few years ago, I called a prospect from a Yahoo Real Estate lead. It was Monica Hess and she was searching for a house.

I assisted her during the house hunt and helped her with an offer to a successful closing on a house that had only been listed one day. We made that listing agent look good!  

What she didn't know was that Monica had looked at 100's of homes because not just any home would do.

It would also have to pass muster according to the principals of Feng Shui since she is a certified practioner in Kentucky. The only one in the state!

Since her home purchase, we have become great friends and I discovered along the way that her Feng Shui consulting could also help sell homes.

Richmond KY - Kentucky Tornado Takes It's Toll on Madison County

Kentucky tornado in Madison CountyThis past week in Richmond KY has been a crazy one!

It seemed that Madison County would all wash away from rain every day.

The forecast was rain, rain and cloudy with possible rain.

My yard had started to look like a jungle because it didn't stop raining long enough for the yard guy to cut it.

After being swamped by the rain and work all week, I sort of enjoyed the rain on Friday until the electric went off and the Direct TV went out too.

As soon as that happened, I heard the tornado warning siren go off.

These extremely loud sirens are strategically placed all around Madison County to warn us to take cover. They were installed after the 1974 tornado that took my home and left me with only the clothes on my back. It was tough to start over again.

In just moments, I determined what was important to save if a tornado was coming. I grabbed my dog, car keys, purse, cell phone and laptop and headed for the basement. Funny how you just don't need much of what you own.

As I settled in to watch the rain that was blowing sideways past the French doors, I could hear... then see emergency vehicles heading down Hwy 52. Lots of them!

Hmmm...I thought there must be a big car wreck down there. A little later I saw one EMS truck headed back up the road headed to the hospital.

Later, the electric came on and I didn't think much more about it. The next morning I found out a tornado had hit a few miles down the road from my house. A few people in Madison County had died and many more were injured. It didn't seem real somehow.

These Madison County scenes are all on Hwy 52 in Kirksville near 1295.

When I got to the disaster area, there were only 2 National Guard units blocking the Adams Place Subdivision.

Seven Golden Rules For A Successful Bid On a House

Beehive HillNow the the housing market is picking back up, we will be lucky to see our interest rate staying below 5% and inflation will be on the rise. I've been telling my buyers for many months that the time to buy that property is now.

The bidding wars are around the corner again. Multiple offers are painful to go through if you really want a home. In Central Kentucky we haven't experienced all the glut of homes on the market.

Our prices are still close to where they were a year or two ago also. Below is a great article on successful offers.

First time home buyers are looking at a market that shows no mercy, is highly competitive and does not reflect the conditions of a so-called "depressed real estate market." It is not easy to find a good house at the entry level without having to compete with other buyers, but with persistence, good preparation and the help of a professional local Realtor your chances of becoming a homeowner are better. Above all, be realistic, your very first house is not your "Dream House" but getting on the homeownership wagon will eventually get you there.

Home buyerMany home buyers have decided to jump off the fence and buy their very first house; perhaps it was the drop on interest rates to historical lows, or maybe the number of perceived bargains offered by the banks and a high inventory of homes for sale, or the $8,000 offered as a tax incentive from the government. When all these factors are put together, you will think It's heaven and you will have the time of your life choosing the best possible home at the best possible price with an incredible low interest rate for the next 30 years... or is it?

This is not the true picture of what we are seeing today. It appears that the REO's or bank owned properties that flooded the market before and kept the inventory high due to their inability to dispose of those properties, have finally figure out how to sell them... by under pricing them! This strategy has been paying off for them very nicely. Buyers trying to outbid each other will push the price to the highest point the market can bear.

An underpriced REO home goes on the market and attracts a good number of home buyers who think that they finally found their dream home, or ideal investment. They quickly realize that they are not the only ones out looking at homes for sale. Here in the east shores of the San Francisco bay, in Alameda County, we are seen 40-50 and even 60 offers presented within days.

How can a home buyer compete and win this bidding war? By understanding how offers are viewed by the seller and being prepared to meet those requirements as much as possible. If you can pay all cash, there will be no financing contingencies or appraisals to wait for, and the escrow can close within days, but if that is not possible, follow these steps to strengthen your position and get your offer accepted;

•1.   Do a complete loan application and bring every piece of paper requested by the lender

•2.   Have the bank issue a complete pre-approval letter, signed by a real person

•3.   Offer to pay more than the asking price if you can

•4.   Put a large down payment if possible, this will help when your offer is compared to others

•5.   Be prepared to take the house on an "as-is" condition and spell that out in the contract

•6.   Reduce the inspection contingency from 17 to about 5-7 days only

•7.   Reduce the close of escrow to less than 30 days if possible

Realize that the sellers don't care who buys their house, all they look for is to get the maximum amount of money they can, in the quickest amount of time with the least amount of inconvenience. They don't want to do any work, or wait too long to close the escrow or pay for anything extra.

Now that you finally decided to jump off the fence and get into the housing market and become a homeowner, you need to give this idea some time and dedication, as we get closer to the end of the $8,000 tax credit window of November 30 2009, there will be far more competition and you will need all the help you can get. Work closely with your chosen Realtor, don't go at it alone and be prepared to go see a house within minutes and possibly right an offer on the spot.

This market offers you a great opportunity to make the purchase of a lifetime... but others are also aware of these positive conditions and you will meet them when they compete with you... just when YOU think YOU found YOUR dream home. Happy House Hunting!

The Kentucky Derby is all about MAGIC. 153,563 people(Famous ones included) show up at Churchill Downs in Louisville the first Saturday in May each year dressed up in all their hat-topped finery to witness with their own eyes...MAGIC.

Soggy from the rain, Kentucky Derby 2009 did not disappoint.

Mine That Bird and home town jockey Calvin Borel proved to the world that the long shot was just as good or better.

Mine That Bird was an inexpensive yearling that was bought for $9500. This may sound expensive if you are not in the Thoroughbred horse racing business. Compare this to millions that buyers spend on these animals. I once saw one sell for 6.1 million at Keeneland Sales! So $9500 sounds cheap compared to that.

Mine That Bird was brought into Kentucky for the Derby from New Mexico on a 21 hour truck ride. He had never raced  in mud and ran 4th in his last race.

Calvin Borel is a 40 year old jockey with an eighth-grade education but hard working and a never quit attitude.

Combined, they stunned the Kentucky Derby crowd that had planned on the favorites winning. These were fabulous horses that millions of dollars had been invested and the most expensive of training with the flavor of the month jockeys on top. The most exquisite Mint Julep eye candy!

With six and three quarters smokin lengths to spare, Mine That Bird flew at warp speed through the other horses along the rail, past the finish line and into history. It was unbelieveable how fast it went down!

As they were ponied back along the grandstand, the jockey, Calvin Borel was ecstatically screaming with fists pumping into the air.

Beyond him, I could see that most of the well heeled crowd was not. In shock that they had bet on the wrong horse. Disappointed that they had been duped into following what was hyped and lavishly presented as potential winners.

What Calvin and Mine That Bird did was prove was that it doesn't take loads of money, fame or support to win. It only takes heart and luck. Simple stuff. 

America is like that. We live in a fabulous country and constantly think we aren't good enough, aren't rich or have the education with degrees until we are shown that it's not important. The inexperienced, dollar-lite and under-educated can still win here. We should feel proud that we can achieve anything we put our thought and mind to.

Magic can happen if you choose to believe.

The Church of What's Happening Now!

This doesn't have anything to do with real church(if you are looking for a religious story).

One of my favorite investor clients came up with this phrase a few days ago when we were discussing how to approach someone that was asking way too much for some Lexington Kentucky real estate (In his opinion).

He went through his long list of reasons for the price to be lowered then said, "He needs to come to the church of what's happening now!" I cracked up! I told him that if there was such a church I really wanted to be a member. 

Since then, that phrase has stuck in my head. So I am finding ways to say it when I find a funny situation to use it in. Note: This works best on new clients that haven't heard it before.

Other ways to use it:

After you walk through an extremely messing house you are showing. Say it then discuss the merits of staging.

When trying to get your point across in a meeting.

Works great to add a laugh when arguing with a family member or friend.

Diffuse any heated argument that has become way too serious! Life is short, people need to have fun.
