Richmond KY - FEMA Has Proposed Changes In The Flood Insurance Rate Maps In Madison County

The City of Richmond KY, Madison County and City of Berea have recently received copies of these updated FEMA maps.

The maps show high risk areas where there is 1% annual chance of flooding. I know about this because I was one of the residents that received a letter to inform me today.Kentucky River - FEMA 

There will be a public forum on January 20, 2010 at 6:30PM with the City of Richmond KY, Madison County, KY Division of water and FEMA at the Madison County Extension Office, 230 Duncannon Lane, Richmond KY.

If your property is located within the city limits it may be affected by the proposed changes for flood insurance.

Especially, if you received a letter of notification in the mail.

Versailles KY - Nice Cold Day To Pre-view Kentucky Horse Farms - Woodford County

When I was making my coffee this morning, the temperature was only 19 degrees! Good day to stay in and get some office work done, I thought. That lasted until I got a text from a client that asked about a horse farm in Versailles KY she wants to take a look at in January. There were a few questions and a few pictures needed.

As I glanced out the window as I sipped my coffee. I saw the sky was blue(no clouds) and the thermometer said it had warmed up to sultry 25 degrees.

I put a call in to my side kick #1 agent, Monica Hess. She's always ready to go explore horse farms and take photos. I asked her if she might be up for a quick road trip to Versailles KY to take a look at a specific farm on Troy Pike in Woodford County. She was quick to say "yes."

Off we went to find this farm listing off Bluegrass Parkway and get a few horse and farm pictures.

I get quite a few clients from out of state that have dreams of moving here and starting a new life.

Sometimes it is a life-long dream of owning horses or living on a working Kentucky horse farm.

There is a mystique about the farms and horses if you don't live here and see them every day.

This Thoroughbred came up to the fence to see what Monica was up to. He didn't seem to mind how cold it was.

I was busy taking a few other shots of the barn and acreage.

I was breaking in a new camera and I don't think I have the settings just right.

It was quite a bright day but many of my pics seemed to wash out. I need to get the manual out and see what adjustments I need.

All in all it was a good day just to get out of the house and see some new farms we haven't toured.

Clients enjoy that we take the extra steps to help them with the properties that they just can't see enough of on the Internet. Besides, it's fun to hang out in Woodford County and enjoy the beauty of the scenery.

Is It Good Business For A REALTOR To Turn Down A Listing?

old houseWhy would a REALTOR turn down listing your home?

Maybe, It's Nothing Personal...Just Good Business.

A few days ago, I was asked by another REALTOR to take a look at a property out of his MLS area to see if I might be interested in listing it as a referral.

The property was actually a county outside my usual area but, if it were marketable I would be interested.

You never know till you go look and see what is around it.

There are some areas surrounding Lexington and Richmond KY that just take extra time to sell. Even in good times they just take a long time to sell.

I toured the property, but decided it would just not be the right fit for my stable of listings.

Factors influencing my decision:

  • Too far away (in another county I'm not famular with...never sold a property there).
  • The property backed up to a landfill(the tenant said the smell in the winter was pretty strong, not too many people would buy a farm next to a landfill).
  • My car would not make it up the steep gravel driveway (we drove up in a front-wheel drive truck and it had trouble getting up the hill).
  • House in dire need of repair and not freshly staged (Too many cosmetic repairs needed. A home inspector would find mountains of things to kill a deal with this one).
  • Temporary fencing for horses on 15 acres (fencing a farm is expensive for a new owner).
  • My cell phone wouldn't work there out in the country (what if I had an emergency?).

I thought it over carefully while I toured it. Since it would be a referral, if I sold it, I have to pay a referral fee to the referring REALTOR. This takes a bite out of my commission if it sells and we make it to closing.

This listing might take years to sell and eat up advertising and gas money. I decided it just might drain my budget right now. We are in a strange economic time.

Now, it's not unusual for me to turn down a listing. It's just the market we are in.

REALTORS work on a commission basis. If we can't sell your home we don't make any money. It's that simple.

To list a home takes advertising money, gas and time. Maybe some REALTORS have a different situation, but I pay for all my advertising. Going into winter, the budget gets tighter.

Gas is more expensive now...so I might not want to list a home that will require a lot of mileage to and from.

Time...I have plenty of that, but a REALTOR's time is just as valuable as an attorneys, doctors or anyone else that gets paid by the hour for services. I make time for what is important and my clients.

You can bet if I have to spend my money to advertise in a slow market, in winter... your house should be in tip top shape and marketable.

It needs to be squeaky clean, polished, staged, freshly painted and looking like a new penny. We have tough competition!

Buyers are walking in and walking out of listings right now. Nice houses are getting showings...but no offers. Some listings are not even getting showings! It's tough for sellers and REALTORS.

I'm all for getting a house sold fast. I have lots of ideas on how to get a home ready to sell.

There are plenty of houses selling now in Central Kentucky. All it takes is a little extra effort in getting one ready to market.

I'm In love With Send Out Cards!

Seriously! I AM in love with Send Out Cards!

I found out about Send Out Cards by accident when I stumbled across a link that a friend had on her Facebook page one night. I copied the URL then went there to take a look. It was a company that has cool designer cards, prints what you want on them(even in your own handwriting), they can add a gift, gift card or check, put on a stamp and mail it for you! Starting at under a buck each!

Totally impressed that this friend might be using this company for her contact list... I emailed her to inquire. She emailed me back and then I called her. Late into the night we talked. I signed up immediately.

Why? I know instinctively whether something will work well for me. My highest thought tells me to GO. I always act upon it. Now that I have had more time to study Send Out Cards, I'm even more excited to be a part of something so genius!

Send Out Cards can only enhance ANY business. If you don't have a contact list, you can start building it right within their website. If you have your contacts on an Excel spreadsheet you can upload that to the system. In my case, I had no real system so I am using their system to finally be organized.

Sad that I had already sent out half of my Christmas cards that my assistant and I had struggled to write! Wish I had found this a week earlier. GRRrr!

Send Out Cards has virtually no competition. The two major greeting card companies are Hallmark and American Greetings. Neither have a system in place to mail your cards that you design. Neither can give you a residual income.

Yes...you can also make money while you use this system for your business.

I think I love the address as Nonesuch KY as much as I love the destination at Irish Acres. Who would imagine that such a fancy place for lunch would exist like The Glitz?

For years, I have been taking unsuspecting guests and clients with me to surprise them with this restaurant way out in the country.

When you arrive, it looks just like an old brick two story 1936 elementary school. After you park and walk to the double doors in front you still have no idea what is in store. I love the look on a new guest's face when they step inside Irish Acres! It's like you have transported to fantasyland!

The Glitz at Irish Acres In Nonesuch KYThis time I took my executive assistant, Jane as a Christmas treat that I plan to be a tradition from now on. She was just amazed at all the antiques, the fragrance in the air, the jewelry and the fabulous food of The Glitz.

The sisters Jane DeLauter and Emilie McCauley always make everyone feel welcome. They along with their Dad, Arch Hannigan, have created this 32,000 square foot palace of antiques (since 1984) to be a delight for all that enter the front doors. Two whole floors with 50 themed rooms of over-the-top decor.

It's not unusual to see a tour bus parked in the lot of Irish Acres and the dining room filled with Red Hat ladies! That happened one time when I was there. Now that was a sight!

It's hard to say what I like best about Irish Acres but one of my favorite places to eat is The Glitz. It's a lavish gourmet Southern luncheon featuring some of the old family recipes.

Only the finest of ingredients are used to create the award winning three course menu that changes every two weeks. You really must have the signature Nonesuch Kiss for desert!

After lunch, you could spend hours combing through the 50 rooms to see American and European furniture, glassware, china, dolls, jewelry, rugs, crystal, silver,decorative accessories, etc. Each room more magnificent than the next!

I could go on and on but you really should go see The Glitz at Irish Acres In Nonesuch KYIrish Acres for yourself.

They are open until Dec. 31 and then will reopen on St Patrick's Day.

Open Tues - Sat. 10AM - 5PM.

I do think I eat fairly well but feel guilty that I don't get enough fruits and vegetables in my system each day. Rarely are they all organic and sometimes I waste these foods in the refrigerator and throw them out.

One thing I never deviate from is my morning coffee. It always has sugar in it. That might be a problem to give up. Whatever diet I have tried I NEVER gave up that one addiction.

One bonus is that I am not hungry to snack on anything. Chocolate has always been a BIG diet killer for me. Now, I don't crave it. I have been making fudge and peanut brittle to give away for Christmas and I haven't even wanted to eat it. Normally, I would eat as much as I gave away!

I have noticed is that my waistline is reducing and I have loads of energy. I still sleep well and get up at the same time. I'm more focused too. I don't run out of steam in the afternoon and a bit of weight loss is a welcome sight! That part I do enjoy.

It's been a pleasure to experiment with Mogo Organics and I know it will stay a part of my life. It's nice to not have to keep the refrigerator stocked with fruits and vegetables and I have saved money by not having to buy produce or vitamins.
