Jessamine County Kentucky...Life in the Fast Lane.

Can I enjoy myself while out showing properties? YES...I can!

 Yesterday, I was over in Jessamine County, Kentucky and had a little time to stop and smell the sweet aroma of country living!

The property I was to show was south of Nicholasville on Brumfield Lane.

On the way there and on the way back I couldn't resist a few shots to be able to share with you what I see everyday in Kentucky. The backroads are a blast to drive on and eye candy is everywhere.

This red house was a former country store at Hwy1268. It was not in operation or I would have stopped in to chat with the locals.

 

 

 

 

 This is Brumfield Lane that was an absolute tree tunnel! Some of my favorite roads in the country are like this.

Many are right beside creeks that flow along for miles and miles. I have to wonder if they were first Indian paths then carriage lanes... now roads. Hmmmm... 

This one brought me right up to the property I was to show. A nice little farm with goats, horses, dogs, cats and chickens! The chickens are negotiable.

 These rooster and hens were looking out the window of the chicken coop.

 

 

  

 

 

The chickens had a pretty nice setup. They were curious about me as they peeked out the window.

This was a picture of the goat house. All the goats were inside taking a siesta. They came out as I was ready to leave. The caretaker said that they did milk some of them and some were to EAT! Poor things!

I guess I am too tender hearted now to be a country girl that lives off the farm. I would probably turn into a vegan!

 

 

I know it takes some time to go out and show farm property, but I enjoy the trip there and I truly appreciate seeing all the lucious beauty of Central Kentucky.

Paradise Cove...A slippery Piece Of Heaven In Richmond Kentucky

Finally, Richmond Kentucky has a new public pool! It's called Paradise Cove and is located in Gibson Bay. It features a fabulous eight-lane diving pool with two, one-meter diving boards, a children's pool, two 40-foot tall slides, a wide slide and a small butterfly slide for the small tykes.

There is talk of adding a lazy river in Paradise Cove and another slide at a later date. It just wouldn't fit into the original budget. Even though the weather has been a bit cool, the pool is a welcome sight to Madison County locals.

Years ago, I can remember the public pool located in Rolling Hills on the north end of town. I swam there every summer. After that one closed, the only place to go was the public pool in Berea.  The closest one built in recent years was at Ft. Boonesborough State Park. That one was still a bit far to drive to. 

Summer in Richmond KY is going to be cool regardless of the temperature! See you iat Paradise Cove!

1st Time HomebuyersThe process to own your first home should be fun. I know the feeling of being a renter and wanting something of my own. Just to be able to paint the wall any color and the freedom to be creative with everything because you own it is liberating.

When Amber & Adam called me they were in front of one of listings. I could tell from Amber's voice that she was excited about this one and wanted to check it out inside the next day. We made a plan to meet and I even showed them a few other ones just so they could be sure this one was right for them. 

Over the next few days and a few more houses, it was narrowed down to two, then Amber & Adam decided they wanted to put an offer on the first one they had called me about.  

When all the stars line up and everything goes right all the way to closing you just know it was meant to be. I'm so thrilled for both of them. I truly enjoyed helping them through the process. Your first time homebuying experience should be a pleasant one. It can be fun too!

 

Their story...

 As is rumored, first-time house buying was a very intimidating and nerve-racking process for us. After looking at hundreds of houses on the internet we began the process of viewing those that were of interest. Through this viewing process we, during the height of our frustration, met Lizette. She was so nice and friendly that we immediately decided that we wanted her to help us through this process.

From the time that we met Lizette on, the process became much easier and was even fun at some points. Lizette was there to answer all of our questions and guide us through every bit. She was extremely patient and listened as we talked through the pros and cons of each house we looked at.

She also went above and beyond our expectations by accomodating the owners' and our schedules more than what most would. Without Lizette the home-buying process would have taken much longer and would have been much more stressful. Lizette was there to calm our nerves, ease our stress, and help in every possible way. She truly is the best!

Kentucky New Construction Landscaping: Creek + Flowers = Happiness!

My story begins in 2004. I was really dreaming of owning my first home in Kentucky. I was busy in my rookie year of real estate.

Since I was a first time homebuyer, I knew I wasn't really experienced with owning land. I had been a renter all my life or at least since I was 18. Sure, I had a small garden or two. Maybe had a deck with some container plants as I paid my rent. That was NOTHING till I had a BIG yard with a creek and a new construction landscape.

This property I bought was weed-city, USA. No good grass, no trees, or plants and clay dirt.

I was the second owner. The first ones lived in the house like bears with furniture for 10 months. Outside, they had never put in the first plant or pulled their first weed.

In the first picture this is how it looked AFTER I pulled out by hand all the 6 foot tall weeds that covered the whole area above and below the creek. Let me tell you, I met a few snakes that got whacked along the way.

I made a goal for myself to pull out 3 trash bags full of weeds each day till I had worked my way across the top of the creek. After I pulled them out...the first year was spent spraying for the new weeds that tried to sneak in. Then I had to deal with errosion. So I terraced it with treated lumber and rebar stakes. The guard rail was added in the 2nd year.

The first few years have been a bit of trial and error. With seed and flower donations from friends, it's now into the fourth year and finally I love the look of it. I'm here to tell you that one person CAN make a difference. Sure it looked overwhelming but I worked on it each day a bite at a time. Now I love seeing it each day. People that walk along the sidewalk are stopping to enjoy all the colorful wildflowers, poppies and Irises.

I took these pictures this morning to document my progress. I think my favorites are the poppies. Everything that is blooming, came up this year without me planting anything. That was thrilling to see what would bloom!

Sometimes when I am out there digging around and pulling weeds in my tall rubber boots(now that IS a funny picture)I think it is a stress reducer. I can concentrate on the task instead of business. I need that every now and then. 

The creek in my backyard is a piece of heaven in the city. The sound of it always relaxes me.

I'm encouraging you to not let your landscape overwhelm you. Take a section at a time and work on it. 

I feel that the yard and house are an extention of who I am. My personality. Or maybe it is the attention to detail I want it to represent. It hasn't cost a lot of money...just a bit of my time.

It might take a few years for your effort to blossom in a new construction yard. Just have patience.

Isn't that supposed to be a virtue? Good luck and have fun!

Is your House Sad? Do Homes Have Feelings?

When I was out in Lexington the other day, while walking back to my car, I spotted this house that clearly was having some issues. Was the house sad to be negelected and abandoned?

I wondered about the people that had lived there or actually owned the house. How would you let small leaks or general maintenance get so out of hand that it ruins your house?

I know that there isn't a day that goes by that I am not repairing of tweaking something around my home. Isn't this the pride of ownership? 

I knew that the day I bought my first home I was going to make it better than I found it.

It always amazes me as I show houses to clients that homeowners don't repair some of the simple stuff that gets caught up in a home inspection. It could jeopardize the sale of the home.

Negotiating repairs before a closing can be tricky. If both parties can't agree deals fall apart.

Not every homeowner will do repairs after the buyers have a home inspection and request repairs.

Our contracts state... "The buyer understands that the inspector's report is not a repair list." Instead it may be a heads up on what you may need to repair yourself after you purchase the home.

No house is perfect but it can be perfect for you and your family.

Don't let small repair stuff get in the way of owning a nice home.

Two Wisconsin Cheeseheads Escape To Kentucky... for Good!

Twas the day after Christmas

And we looked for a house

Around lovely Richmond town

With the sun shining down

Alright, enough with the poem, on with the story of how two Cheeseheads from Wisconsin came to live in beautiful Madison County.

On December 26, 2007, we arrived in Richmond, walked down Main Street in the late afternoon, and fell in love with the town. We found friendly people, especially at Chestnut Tree Gallery.  We were given the name of a local Realtor, Lizette Fitzpatrick, and the rest is history. 

She was personable and got right to work searching for the right home for us.  We had great conversations about how much we have loved Kentucky ever since visits here going back 20 years.  We had some things in common with Lizette, including a love of animals, music, art and cheese! 

Looking to escape the long, cold, snowy Wisconsin winters and high taxes, we are so excited to have discovered Richmond and this area. 

After several trips here and numerous emails, Lizette helped us to find our dream semi-retirement home in a north side subdivision.  We closed on the house April 28...also our 18th wedding anniversary.  Lizette has been great through the whole home buying experience, helping us at every step in the process.  She recommended good restaurants too!

Not only do we have a new home, we have a new friend...thank you Lizette!
