My First Clients from Activerain just Bought a Kentucky Home

 WoW!!!!

I'm just amazed at the power of Activerain! I met some wonderful clients,Tom, Peggy & Griffin that researched here on our website and then contacted me. They wanted to relocate to Kentucky from Illinois. It was Tom's dream to own a horse farm or just get as close as they could to that dream. Since Lexington is the Horse Capitol of the World, it's going to get you in the mood to be around horses!

On the second day of our tour they stepped into a fabulous house that backed up to some quaint farmland. The day we took a look, a farmer was in the field out side baling hay. It was a sunny day filled with excitement. I just knew they would love this home as soon as we stepped inside.

Last Friday we sat at the closing table and they became Kentucky homeowners. It all happened so fast and they were thrilled! Me too! I feel like we are old friends. I'm truly amazed just how easy and smooth everything went for them. I put together a team of people that made sure every single thing was done to make their experience perfect.

LUCKY MONKEY 203

I'm Lucky in Kentucky!

We all think we have lucky numbers. If we didn't there would be no Las Vegas. I grew up in a house with the number of 203. Somehow that stuck to me. I don't think it was particularly lucky...but what counted was that I believed it to be.

Later when I bought my first sports car (an Alfa Romeo Spyder)I was at the Madison County court house in the license office begging for any plate that might have a 203 on it. The lady didn't think I was crazy and dug through piles of tags till she found the perfect one for me.

Excitedly she handed me MYT-203. Everyone waiting patiently and impatiently in the line behind me applauded! It was easy for me to remember. It sounded like mighty 203! I was sooooooo lucky.

Later, I bought another car that set off another court house search. This time I came up with 203-DXZ. I put that on a cute silver blue Toyota MR2.

Both cars were extremely lucky and were never in an accident. The Alfa made it through 7 years and 5 for the MR2. Had lots of fun in those cars! 

The car I am driving right now I have no idea what the tag number is and I have driven it 4 years. How sad is that? If I take 203 and add the numbers together I get a 5. I have never used that as a lucky or unlucky number.

Catherine Meyer's post on It's an unlucky number - I can't buy it! got me thinking. Maybe it's all just a state of mind where we all feel comfort. It's gives us something familiar in a sea of numbers and uncertain times. We can't even see clients as crazy because we do it too in some form or fashion. It can give them an out when they just can't come up with a good reason to not like a house.

Don't laugh...YOU KNOW YOUR LUCKY NUMBER! You lucky monkey!

Lexington,KY LBAR MLS Statistical Data for June

For LBAR in June 2007, closed sales are 1009 at  $187,713,734 for Lexington and area counties.

Pending sales were 883 in June 2007 compared to 1,100 in June 2006. 

Year to date, sales are down 8%.  Average days on market are 90.

By June 30th there were 6,987 active residential properties on our MLS.

Life comes at you fast....NOW AT 70 MPH!!!

 

 BREAKING NEWS!!!!!

We can finally drive 70 MPH on I-75 & I-64!

496 signs will be changed today. I can remember back to the old days when it used to be 70. The speed limit was reduced to 65 to save lives (They said). One can only ponder if there have been too many lives saved at that speed and now it is prudent to raise it again to 70. Hmmmm...

I drive this road almost everyday and I know that most drivers have been driving along at 70 to 80 MPH for a long time. Now, I wonder how this will affect the speeders and the State Troopers. How much leeway will they give us? 

Maybe it will be a good deal that I will be able to get to my destination a few minutes earlier. Eventually, I will figure out that I can leave the house a few minutes later and I won't be getting to my appointment with minutes to spare.

Yes, the old-timers can recall when the speed was 70 and it only seems like a blip in history for the amount of time it was 65. Those were the good old days... where life came at you fast...and now, will do so again!

 

 

Contingent Upon Touring The Seller's Home

  •  In the land of contingencies there are many to choose from.
  • Such as:
  • Contingency to sell your home before you close on another.

Contingent upon buyer obtaining proper financing.

Contingent upon seller to pay X amount toward buyer's closing costs.

Contingent upon a satisfactory home inspection.

Contingent upon the house appraising at purchase price or higher.

Yada, Yada, Yada.......

Many of my buyers are from out of state and make plans in the near future to come check out the listings I have sent them.This all takes a considerable amount of researching both the buyers and the listings to find the perfect home. Usually, they are very excited about visiting our beautiful state. 

Local buyers get in the car and get over there fast to check out the property so they can be the first ones to get an offer in. In our area, home sales have only dropped 11% compared to at least a 24% nationwide average. I have still had to present offers in a multiple offer situation this year. 

I have one client that closed and moved into a house sight unseen. Only pictures and a few phone calls after I toured the home sufficed for them to write an offer. Nice properties priced right don't stick around.

I do know of an agent that wrote an offer for his client"Contingent upon touring the seller's home". It was newly listed and he knew that numerous agents had called the listing agent to make appointments to view the house that day.  His offer was accepted and his client got the house. The other agents didn't have much of a chance. Many of their clients were not prepared to write an offer on the spot without more research. 

Many times I have to try to find a replacement house after the out of town buyers get here and the home they were fixated on the Internet so long is already under contract. I'd love to write an offer for them"contingent upon touring the seller's home" if I know it is perfect house for them and they will be here soon.

Hey....did I just wake from a dream? I thought I had found just the perfect house for you...
