Formal Dining Rooms - Is Yours A Shrine?

I was just watching a TV show of The Marriage Ref with Jerry Seinfeld and one of the arguments was over the use of the formal dining room table.

In the clip: The wife only wanted it used on Thanksgiving and the husband felt it could be used for poker games and casual use.

This formal dining room table was completely set up with the china, silver goblets and centerpiece...to gather dust, skin cells, dog dander and whatever else might float by and land there all 364 days of the year. At least till time to fill the plates with food and pour ice tea in the goblets.

So I'm wondering. How are you using your formal dining room? In Lexington KY, I've seen them both ways. dressed and undressed.

A few come to mind that even had yellowed plastic covering the chair seats and backs!

I'm using my dining room table for every day. I entertain there, have meetings, it's my staging area before I carry everything out the door to meet with clients, etc.

I like to use all my formal things for every day.

Like making each day special.

We might not be here tomorrow, so I want to be able to use the good stuff today.

This example is of my table right before Christmas dinner was served. It usually does not have the plates and mats. Only a center bowl.

No...the chandelier doesn't usually stay decorated all year either. I recover the chair seats when I change decor in the room too.

I suppose it looks good in a staged home for sale, but everything needs to stay clean ...minus the dust.

What do you say? Is the formal dining room in your home a shrine?

As you get out to start looking at homes, please let open house Realtors® know you are working with someone...if you have a Realtor®

Some things buyers may not be aware of:

  • The open house Realtors® are there to find new clients and would like to consider you as THEIR new client. It creates a problem if you are working with a Realtor® and the Open House Realtor® shows a house to you that you want to put an offer on.
  • Instead of calling a listing agent or a For Sale By Owner from a sign in the yard... call your own Realtor®. They represent you...not the seller. Let them do your research and negotiating.
  • It costs you nothing to be represented by your own Realtor® when you are out touring, putting an offer on a home and working to a successful closing. A good agent will make it look easy, but there is a lot of behind-the-scenes work to be done.
  • Commission is paid to a Realtor® at closing by the sellers, not the buyers. The rate was determined long before you looked at the house by the seller and his listing agent.
  • Realtors® pay for their own gas, wear and tear on their car, Internet, MLS board fees, advertising and are NOT paid by brokerages by the hour.
  • Pick a good Realtor® and stick with them. Be loyal to them and they will be loyal to you. Do you like to date someone that is constantly looking over your shoulder? I thought not...you know it's not nice to cheat.
  • Don't write an offer with another agent while you are working with your present one. Do you think we don't have feelings??
  • Trust your Realtor® to do their best for you. It's a tough world out there on your own to buy a home. Your professional agent has all the correct documents that will be needed for your offer, contract and inspections.
  • Realtors® know the best people to get your loan, home inspections, attorneys, etc. Trust their experience with other professionals that know how to get to a successful closing. Ask who they know that is good. Don't put your blind faith in some Internet website that doesn't have local people you know. It's a good way to never see a closing on a home you have your heart set on.

Bottom line is have some faith in your Realtor®. They work hard for your loyalty and trust.

Contingent Upon Touring The Seller's Home

In the land of contingencies...the one that happens less often may be, "Contingent upon touring the seller's home."

Most of mybuyer clients usually step foot on the property beforewriting an offer. The most common contingencies ones are...

  • Contingency to sell your home before you close on another.
  • Contingent upon buyer obtaining proper financing.
  • Contingent upon seller to pay X amount toward buyer's closing costs.
  • Contingent upon a satisfactory home inspection.
  • Contingent upon the house appraising at purchase price or higher.

Many of my buyers are from out of state and make plans in the near future to come check out the listings I have sent them.

This all takes a considerable amount of researching both the buyers and the listings to find the perfect home.

Usually, they are very excited about visiting our beautiful state. 

Local buyers get in the car and get over there fast to check out the property so they can be the first ones to get an offer in.

I have still had to present offers in a multiple offer situation this year. 

I have one client that closed and moved into a house sight unseen.

Only pictures and a few phone calls after I toured the home sufficed for them to write an offer.

Nice properties priced right don't stick around.

I do know of an agent that wrote an offer for his client"Contingent upon touring the seller's home". It was newly listed and he knew that numerous agents had called the listing agent to make appointments to view the house that day.  

His offer was accepted and his client got the house. The other agents didn't have much of a chance. Many of their clients were not prepared to write an offer on the spot without more research. 

Many times I have to try to find a replacement house after the out of town buyers get here and the home they were fixated on the Internet so long is already under contract. I'd love to write an offer for them"contingent upon touring the seller's home" if I know it is perfect house for them and they will be here soon.

Hey....did I just wake from a dream? I thought I had found just the perfect house for you...

Lexington KY - Protect Your Property From Water Damage - Home Inspection

Great ideas here to help protect your Lexington KY home from water damage. This is one of the main reasons houses just can't pass a home inspection. Home owners need to be vigilant about detection of water where it shouldn't be and quick repair.

Protect Your Property From Water Damage

Water may be essential to life, but, as a destructive force, water can diminish the value of your home or building. Homes as well as commercial buildings can suffer water damage that results in increased maintenance costs, a decrease in the value of the property, lowered productivity, and potential liability associated with a decline in indoor air quality. The best way to protect against this potential loss is to ensure that the building components which enclose the structure, known as the building envelope, are water-resistant. Also, you will want to ensure that manufacturing processes, if present, do not allow excess water to accumulate. Finally, make sure that the plumbing and ventilation systems, which can be quite complicated in buildings, operate efficiently and are well-maintained. This article provides some basic steps for identifying and eliminating potentially damaging excess moisture.   Identify and Repair All Leaks and Cracks   The following are common building-related sources of water intrusion:

  • windows and doors: Check for leaks around your windows, storefront systems and doors.
  • roof: Improper drainage systems and roof sloping reduce roof life and become a primary source of moisture intrusion. Leaks are also common around vents for exhaust or plumbing, rooftop air-conditioning units, or other specialized equipment.
  • foundation and exterior walls: Seal any cracks and holes in exterior walls, joints andfoundations. These often develop as a naturally occurring byproduct of differential soil settlement.
  • plumbing: Check for leaking plumbing fixtures, dripping pipes (including fire sprinkler systems), clogged drains (both interior and exterior), defective water drainage systems and damaged manufacturing equipment.
  • ventilation, heating and air conditioning (HVAC) systems: Numerous types, some very sophisticated, are a crucial component to maintaining a healthy, comfortable work environment. They are comprised of a number of components (including chilled water piping and condensation drains) that can directly contribute to excessive moisture in the work environment. In addition, in humid climates, one of the functions of the system is to reduce the ambient air moisture level (relative humidity) throughout the building. An improperly operating HVAC system will not perform this function.

Prevent Water Intrusion Through Good Inspection and Maintenance Programs   Hire a qualified InterNACHI inspector to perform an inspection of the following elements of your building to ensure that they remain in good condition:

  • flashings and sealants: Flashing, which is typically a thin metal strip found around doors, windows and roofs, are designed to prevent water intrusion in spaces where two building materials come together. Sealants and caulking are specifically applied to prevent moisture intrusion at building joints. Both must be maintained and in good condition.
  • vents: All vents should have appropriate hoods, exhaust to the exterior, and be in good working order.
  • Review the use of manufacturing equipment that may include water for processing or cooling. Ensure wastewater drains adequately away, with no spillage. Check for condensation around hot or cold materials or heat-transfer equipment.
  • HVAC systems are much more complicated in commercial buildings. Check for leakage in supply and return water lines, pumps, air handlers and other components. Drain lines should be clean and clear of obstructions. Ductwork should be insulated to prevent condensation on exterior surfaces.
  • humidity: Except in specialized facilities, the relative humidity in your building should be between 30% and 50%. Condensation on windows, wet stains on walls and ceilings, and musty smells are signs that relative humidity may be high. If you are concerned about the humidity level in your building, consult with a mechanical engineer, contractor or air-conditioning repair company to determine if your HVAC system is properly sized and ingood working order. A mechanical engineer should be consulted when renovations to interior spaces take place.
  • moist areas: Regularly clean off, then dry all surfaces where moisture frequently collects.
  • expansion joints: Expansion joints are materials between bricks, pipes and other building materials that absorb movement. If expansion joints are not in good condition, water intrusion can occur.

Protection From Water Damage

  • interior finish materials: Replace drywall, plaster, carpet and stained or water-damaged ceiling tiles. These are not only good evidence of a moisture intrusion problem, but can lead to deterioration of the work environment, if they remain over time.
  • exterior walls: Exterior walls are generally comprised of a number of materials combined into a wall assembly. When properly designed and constructed, the assembly is the first line of defense between water and the interior of your building. It is essential that they be maintained properly (including regular refinishing and/or resealing with the correct materials).
  • storage areas: Storage areas should be kept clean.  Allow air to circulate to prevent potential moisture accumulation.

Act Quickly if  Water Intrusion Occurs   Label shut-off valves so that the water supply can be easily closed in the event of a plumbing leak. If water intrusion does occur, you can minimize the damage by addressing the problem quickly and thoroughly. Immediately remove standing water and all moist materials, and consult with a building professional. Should your building become damaged by a catastrophic event, such as fire, flood or storm, take appropriate action to prevent further water damage, once it is safe to do so. This may include boarding up damaged windows, covering a damaged roof with plastic sheeting, and/or removing wet materials and supplies. Fast action on your part will help minimize the time and expense for repairs, resulting in a faster recovery.

Man Destroys Home to Avoid Foreclosure

Amazing video! Foreclosure anger vented with heavy machinery!

I first thought that was pretty bad because the bank usually owns most all of the house and maybe the owner owed too much.Like an arm loan that got too expensive. Not really the case here.

It seems as if almost every day I am speaking with concerned Sellers and trying to help them the best way I can and then I saw this on the news. ...........WOW!!!

 

 

An Ohio man says he bulldozed his $350,000 home to keep a bank from foreclosing on it. Terry Hoskins says he has struggled with the RiverHills Bank over his home in Moscow for years and had problems with the Internal Revenue Service. He says the IRS placed liens on his carpet store and commercial property and the bank claimed his house as collateral. Hoskins says he owes $160,000 on the house. He says he spent a lot of money on attorneys and finally had enough. About two weeks ago he bulldozed the home 25 miles southeast of Cincinnati.

Kentucky Relocation Robins Will Soon Arrive

Every spring, I love to work with Kentucky relocation clients and I also deal with the mommy Robins. Believe me... I'm just waiting for spring to show up right now! The clients are already arriving and we have been out touring homes.

Back at the office...the Robins try to build their nests in the hanging baskets if I put them out too early. Last year I thought I had outsmarted them because I held off on buying the ferns till the first of May.

Kentucky relocation robinsI have a wreath on the front door that one Robin tried to put some twigs in to get it started. Those I threw out and I thought she had given up.

One day I noticed a bird flying off my wreath again but this time when I took a closer look I found a whole nest right at the very top.

As I brought a stool out of the office to get a better look I saw it was too late to tear it down...there were 3 little blue eggs inside.

Now, I was committed to waiting it out. This became a job because everyone opens the front door. I became fearful that the door would open too quickly and the bird would fly into the room.

Finally, this fear beame real when a friend opened the door too fast and mommy Robin was flying around and hitting the ceiling in the living room!!

That had my heart pumping for a few minutes till we could get both doors open and get her to fly out! Whew! This was starting to be another job!

The 3 babies(Larry,Curlie & Moe)were getting their feathers and I patiently waited for them to learn how to fly so I could have some closure.

As you can see they are not afraid of me at all and would even let me touch their beaks. That's cool!

Yeah...life is sure exciting here at Lizette Realty where Kentucky relocation is a speciality!

50 Inexpensive Tips to Dramatically Increase the Value of Your Properties

50 Inexpensive Tips to Dramatically Increase the Value of Your Properties

Professional landlords and investors involved in property flipping should constantly seek to improve their property value while keeping costs low.  Below is a list of 50 tips that we shared with our property investment club (the Lehigh Valley Real Estate Investors Group). 

Tip #1:  Add a basic alarm system.  The number one concern for any resident is security.  If a homeowner or tenant does not feel secure, then eventually they will move elsewhere.  Many security alarm providers have lucrative introductory offers for equipment and/or installation.  If you provide an alarm system for your tenants, raise the rent and offer a "free security system."  Or, have your tenants pay the monthly monitoring fee. 

Tip #2:  Install matching light fixtures and ceiling fans.  Consider some track lighting with dimmers to highlight artwork or showcase a particular part of the room.  Consider flex track lighting or suspended track lighting. The addition of a dimmer switch makes your lighting more versatile and is a great mood enhancer.  Ceiling fans add value, and you may want to consider adding them in place of staid old light fixtures.  If you don't want to replace existing ceiling fans, make sure you clean the dust off the blades and update the decorative pulls at the end of the chain.

Tip #3:  Do some basic landscaping, particularly in the front yard.  The front yard is the first thing that potential buyers see, so don't miss out on your chance to pique their interest.  Prospective buyers and tenants make up their minds about your home as they walk the first 10 feet from their car to your front door.  A junky yard will make them think that you've neglected maintenance.  A pristine yard will reassure them that your home is well kept.  Focus on a clean cut, straighten up the lawn edges, freshen the landscaping and add some color spots or striking shrubs for impact.  Mulch is inexpensive, so use it.  If your yard lacks interest, consider constructing a retaining wall.  Use railroad ties, bricks, or stones to construct that wall.  The landscape design should complement your home's style and colors.

Tip #4:  Get a new front door, or give the existing one a facelift.  Paint the front door a complementary but bold color.  Choose a color that says, "Look at me!"  Once you're finished painting the door, install a new doorknob that emphasizes sturdiness and class.  Also install a new kick-plate that matches your lockset finish.  Remember, while your prospective homebuyer or tenant is waiting for you or the real estate agent to let them in, they are observing your front door.  If you have an old storm door, get rid of it.  If you really feel the need for a storm door, install one of those with a lot of window space to highlight the bold color of your front door. 

Tip #5:  Install some blinds and window shades.  Certain rooms could really use blinds or shades to emphasize style.  The best places to start are the living room, kitchen, master bedroom, and master bathroom.  These are the four rooms that prospective buyers and tenants will study most when evaluating your property.  Pick window shades that complement existing furniture or your paint color.  If you want to stick with inexpensive vinyl blinds, then make sure all the blinds in the room are a matching color.  When showing a home during the day, you should always have your blinds and shades open to let in abundant light (unless you've got a clear view of the mess in your neighbor's backyard). 

Tip #6:  Get rid of photographs of people.  You may love Aunt Matilda, but you don't need to have her portrait posted all over the home you're showing!  Prospective buyers and tenants need to imagine themselves living in the home, not you and your family.  If you are going to put up photos, display pictures of nature. 

Tip #7:  Clean off the tops of the water heater, furnace, oil tank, washing machines, and any other mechanical fixture.  Most homeowners don't bother to do this at all.  Clean the dust and grime off the top of your furnace, water heater, oil tank, washing machines, and so on.  This makes these devices look newer, well-maintained, and clean.  If you have a dirty-looking furnace, don't be surprised if your buyer demands a concession for a new furnace.  Don't say I didn't warn you!

Tip #8:  Make sure every light bulb in the house works.  Always make sure that every light bulb in your home works.  If the prospective homebuyer or tenant can't see your place, then you can't expect them to like your place.  When people see lamps with one good bulb but three burned-out ones, they think that you don't maintain the residence and they worry about other deferred maintenance.  Where it's safe, use higher wattage light bulbs in your lamps for a bright, warm atmosphere.  Also consider slightly pink-tinted or full spectrum "natural" light bulbs to create a warm glow for your home.  Don't forget about the bulbs in your basement and in your exterior lamps. 

Tip #9:  Place decorative flowers and candles throughout the home.  Fake (or real if you can water them regularly) flowers work wonders.  You can often buy fake flowers at yard sales or in the clearance section of stores.  Candles give the home a romantic or warm feel.  Scented candles are best.  Some scents are so strong that homebuyers can smell them even when the candle isn't burning.  Once you've sold or rented the home, pack the flowers and candles in a box and stage your next property. 


Tip #10:  Place magazines about luxury homes around the house. 
Magazines about elegant homes or sophisticated styles can put prospective homebuyers and tenants into the mood.  When they see that bright, shiny issue on your nightstand or coffee table, they envision your property as the stylistic new home that they wish to live in.  Grab some copies of Our House®, Elegant Homes, Beautiful HomesTM, and Better Homes and GardensTM

Tip #11:  Refinish your hardwood floors.  Most people like hardwood floors, particularly if the floor has a luster to it.  If your hardwood floors are stained, you still may able to sand them and apply a darker finish that hides stains.  If your hardwood floors don't need to be sanded but have dull spots or cracks, try some off-the-shelf refinishing agents or cleansers.  Murphy's® Oil Soap or Rejuvenate polish are personal favorites to restore that classic wood look. 

Tip #12:  Get rid of clutter.  Space sells.  If you have clutter, don't stuff it in your closets, or your basement, or your garage.  Throw it out or rent some storage space.  Prospective buyers and tenants should not feel hemmed in because of all the boxes you have laying around or those old rickety chairs you can't seem to discard. 

Tip #13:  Shampoo your carpet.  Yes, many people like new carpet for obvious reasons.  However, we can't always afford to buy new carpet, for obvious reasons.  Rent a carpet cleaning vacuum or hire a shampoo service.  The proper detergent and equipment can get rid of old stains and make odors disappear. 

Tip #14:  Place air fresheners throughout the home.  You'd be amazed at how easy this one is but how many people don't actually do it.  Potpourri and air fresheners set the mood.  People tend to associate fresh scents with cleanliness and purity.  Be careful not to overdo it with the air fresheners, or people will think you're trying to hide an odor. 

Tip #15:  Powerwash the exterior of the home.  Road dust builds up under overhangs and coverings.  Mold, moss, or insects may accumulate on your siding.  By powerwashing your place, you'll make your house that much more inviting from the street.  Even though there's a For Sale sign in the front yard, be advised that many passersby will not call the phone number if the house looks dirty or old.  If they do call the number, they may be looking to give you a lowball offer because they think you can't afford the upkeep. 

Tip #16:  Install brushed-nickel or brass switch plate and wall outlet covers in the master bedroom, the kitchen, and the dining room.  Many places I've seen for sale or rent do not have matching switch plates and outlet covers.  Some are ivory, some are brown, some are white, and most are dirty.  New outlet covers and switch plates can cost anywhere from a few cents to several dollars.  You may want to consider installing brushed-nickel or brass covers in your most heavily trafficked rooms.  These covers give the room a look of elegance and style. 

Tip #17:  Replace those old, worn-out doorknobs.  I've seen doorknobs that are over 80 years old and have been painted over several times.  Ugh!  Doorknobs can be some of the most dirty, bacteria-infested items in the house, and don't your prospective buyers know it!  Replace those old doorknobs with new ones.  If you have a brass theme in the room, go with brass.  If it's brushed-nickel you like (and that's "in" nowadays), then go with that look. 

Tip #18:  If you have a paved driveway, reseal it.  If your driveway is already paved but is cracked or otherwise in bad shape, repair it and/or use a driveway sealer.  A sharp-looking driveway is the first thing a prospective buyer or tenant sees because that's what they're driving toward.  Besides, the sealer prevents existing cracks from becoming worse. 

Tip #19:  Compile a full list of the warranties on the appliances and fixtures, and leave that list on the kitchen counter.  If your home has been repaired in recent years, such as a new roof, or if you've replaced major appliances, be sure to have the receipts on hand to show interested buyers.  Better yet, type up a list of the warranties and leave copies of that list on the kitchen counter.  Many homebuyers need to feel secure that items in the house are in good working order.  If your house is the only one with warranty information, these buyers may be more likely to make an offer (and a good one at that). 

Tip #20:  Run an air purifier to get rid of those lingering odors.  You're used to the odors in your house, but trust me, no one else is.  If a thorough cleaning and some well-placed potpourri don't do the trick, then it's time for an air purifier.  I have an EcoQuest air purifier, and it eliminates the bacteria that can cause odors.  There are less expensive purifiers on the market, so take your pick.  A good place to run an air purifier is the basement. 

Tip #21:  Refinish your vinyl or tile floors.  Clean your vinyl and tile floors.  If that isn't enough, then it's time to find the right chemicals, solutions, or polymers to make those floors look like new.  Tile floors may need new grout.  Perhaps you need to replace a cracked tile (I should hope you bought one or two extra tiles way back when for just such a need).  Regarding vinyl floors, I am a fan of Rejuvenate polish.  You can use a flat mop to apply it, and it fills in cracks and shines the floor. 

Tip #22:  Spend a day looking at Open Houses held by property sellers.  After observing what other people do with their homes, you'll view your property with a fresh perspective.  Plus you'll get a feel for what the market values are in your neighborhood.  Top athletes check out the competition.  Top businesspersons check out the competition.  You should too.

Tip #23:  Oil your door hinges so they don't squeak.  You may not notice the squeaking hinge because you've heard it so many times, but buyers will wonder what else needs maintenance.  Oil those hinges.  Also make sure that every door opens and shuts with ease.  Sometimes doors get misaligned and they don't shut unless you apply lots of pressure. 

Tip #24:  Replace your doorbell if it is old or worn.  One of the first things a prospective homebuyer notices is the doorbell.  Is it old?  Does it work?  Does anyone in the house hear the bell?  Imagine if you're home, waiting for a prospective homebuyer to stop by, and you can't hear them ringing the bell.  Doorbells are inexpensive items, and a new one (at least a new button) will impress your visitors.

Tip #25:  Clean, clean, clean.  Once the potential buyer walks through your front door, they should be wowed by the cleanliness. A sparkling home just screams that it's been properly maintained.  Even if you clean regularly, chances are, there are things you don't notice because you live there.  Consider spending a couple hundred dollars and bring in the professionals for a thorough cleaning.  With a window cleaning, your house will surprise you with a new look.

Tip #26:  Modernize that kitchen.  As the hub of family interaction, the kitchen is the heart of the home.  Brighten the cabinets with a fresh coat of paint or some updated hardware.  Add a new faucet or light fixtures to rejuvenate the space or change the window coverings for a more modern feel.  Buyers are always interested in the kitchen, so try a quick facelift that will turn up the heat on your bottom line.

Tip #27:  Brighten up rooms with new paint.  This one is obvious but many people still don't do it (or do it properly).  New paint may be one of the most effective dollar-for-dollar value enhancers.  You can hire a professional or do it yourself.  Choose neutral colors for most rooms, but don't be afraid to use a bold color (red? black? violet?) on a wall or two to create contrast or style.  Just don't go crazy with the bold colors.  Also consider painting the walls and trim complementary colors. 


Tip #28:  Give the master bedroom a bold and romantic look. 
People associate the master bedroom with romance, authority, comfort, and style.  Give the people what they want!  Buy some new bed sheets or throw pillows.  Consider a new comforter.  Set up candles and flowers.  Get rid of junk.  Don't leave any clothes laying around. 

Tip #29:  Add crown moulding.  It is available in countless colors, widths, and styles - from simple to elegant; classic to contemporary.  Moulding can give an ordinary looking room the special touch needed to make it really stand out. 

Tip #30:  Add landscape lights or a decorative street lamp.  A classy street lamp gets attention, even during the daytime.  Landscape lights can really establish security and elegance at the same time.  I've seen prospective homebuyers view a home during the day, and then insist on coming back at night to see how the place looks.  You don't have to overspend, but consider adding or updating your exterior lamps.

Tip #31:  Install a new mailbox.  Mailboxes can be relatively inexpensive.  Install a new one so your prospective buyers and their prospective houseguests don't have to look at that dingy old thing on the front of the house. 

Tip #32:  Remove weeds from between concrete slabs and walkways.  This is a sure sign of property neglect and a big turn off for potential buyers.  Nowadays, you can buy weed-killing chemicals that destroy unwanted plant life in hours.  Or you can try a solution of 20 percent bleach and 80 percent water. 

Tip #33:  Build a new garage or add a carport.  Every homeowner knows the advantages afforded by a garage, and every prospective buyer will see a garage as a big plus.  A new home garage is a great property enhancer that increases the market value of the home.  Carports are a less expensive option.  Many basic carports retail for $795 to $995.  I've seen people fall in love with the interior of a home but fail to put in an offer because they complained about the lack of a garage. 

Tip #34:  Install an automatic garage door opener.  Another fine way to increase property value is to install a garage door opener.  Select a model with a multi-code garage door opener remote that routinely changes the code for additional security. 

Tip #35:  Enhance your porch or doorstep with pots or baskets of blooming annuals.  This is an inviting and fragrant way to boost visual appeal and add eye popping color.  You can find flower pots at dollar stores, and a bag of topsoil may cost only slightly more than a dollar.  I like to keep flower pots at many of my properties for sale, and once they've sold I take the pots (flowers and all) and plant them on the doorstep of the next property I want to sell.  A tip to keep the flower pots light is to place some empty water bottles in the base and cover them with soil.  Sometimes the flowers won't need a lot of dirt, and the empty bottles create space but not added weight.  Make sure you water the plants often enough, because dead plants will have the opposite effect of what you intend. 

Tip #36:  Give your old BBQ grill a makeover.  Degrease it first, rinse well; repeat if necessary.  Once totally clean and dry, refinish it using a bright fireproof/high-temperature paint.  Select a color that complements your home's exterior look.  Or try something fun that will really stand out, such as orange, yellow, or blue.

Tip #37:  Install shutter and window box sets that match.  Shutters and window boxes add charm and character to a home.  Some people prefer to place fake flowers in the window boxes, while others prefer the real thing. 

Tip #38:  Install a skylight dome or roof skylight.  People like natural light, especially light from above.  Skylight installation also increases natural lighting in rooms; making them more inviting and cheerful. 

Tip #39:  Build a mini herb pantry.  Many homes are sold based upon the setup of the kitchen.  An herb pantry can be something as simple as a cubby hole built into the wall between studs.  Or it may be a closet area converted into an herb pantry with a glass door.

Tip #40:  Add something "green," like solar panels.  Green is good these days (or any day).  Many homebuyers need to feel like they are doing something good for the planet, while saving money at the same time.  Solar panels are en vogue again.  Consider installing some of them.  Another green activity that enhances value is to add insulation where it's needed. 

Tip #41:  Empty out that cluttered basement.  Many basements can be downright scary.  You certainly don't want that impression.  When selling your property, I suggest you empty out the basement as much as possible.  Take your junk to the trash dump or place it in storage.  Homebuyers need to sense that they have lots of open space (to store the junk they have in storage). 

Tip #42:  Trade in those old, leaky faucets for shiny new ones.  We all know that kitchens and bathrooms can attract buyers, or repel them.  The centerpiece of any kitchen or bathroom is the sink, and the centerpiece of any sink is the faucet.  Replace them yourself or hire a handyman.  You'll often find perfectly good faucets on the clearance shelf at home improvement stores. 

Tip #43:  Change the filter in your air conditioner.  You want to avoid that musty, stale smell when it is operating.  Whether it's a window air conditioner or a central air system with ductwork, change the filter. 

Tip #44:  Hang a large mirror in the living room.  It creates virtual space and the illusion of greater size.  Buyers and renters love open space.  Give it to them!

Tip #45:  Make sure the colors of your kitchen appliances match.  A kitchen with a yellow refrigerator, a stainless steel range, and a white microwave may look okay to you, but it doesn't look right to buyers.  Make sure you match the colors.  This may not require purchasing all new appliances.  Sometimes it's a matter of ordering the right color panels. 

Tip #46:  Hang new towel bars and toilet paper holders.  Once you've replaced the bathroom faucet, you'll want to change the towel rack and toilet paper holder to match it.  Always make sure that you have a roll of toilet paper on the holder.  I suggest you hang a decorative towel on the bar too.  That makes the bathroom look complete.

Tip #47:  Run a dehumidifier.  A perpetually damp basement or bathroom can be the breeding ground for mold, odors, and insects.  Neither mold nor odor nor insect helps your cause.  Run a dehumidifier to dry out the air and cut down on the musty smell. 

Tip #48:  Paint the fence or railings surrounding your home.  A freshly painted fence creates a tremendous Wow! factor.  Prospective homebuyers often observe the exterior of a property before even considering whether to view the interior.  If your exterior is old and decrepit, then you simply won't have many showings.  By repainting the fence, you may even inspire your neighbors to paint their fences and railings to keep up with you.  Spray paint works well on metal or cast-iron railings.  Be sure to use primer first.

Tip #49:  Install new street numbers on the front of your home.  When prospective buyers or tenants are driving around the neighborhood trying to find your address, their eyes will gravitate toward bright, shiny, new street numbers.  I should hope that those shiny numbers are affixed to your house.  It only costs a few dollars to buy new brass or brushed-nickel numbers to boldly identify the front of your property.  This is money well spent.

Tip #50:  Use throws in colors that match the room to cover up worn sofa and chair upholstery.  You could attempt to buy all new furniture to spruce up a room in the place you want to sell or rent.  Or if all new furniture is not in your budget, buy some throws and pillows to place on your furniture.

We all think we have lucky numbers. If we didn't there would be no Las Vegas. Do you consider the number when you look at real estate or other purchases?

I grew up in a house with the number of 803. Somehow that stuck to me. I don't think it was particularly lucky...but what counted was that I believed it to be.

When I bought my first sports car, an Alfa Romeo, I was at the Madison County court house in the license office begging for any plate that might have a 803 on it.

The lady didn't think I was crazy and dug through piles of tags till she found the perfect one for me.

Excitedly she handed me MYT-803. Everyone waiting patiently and impatiently in the line behind me applauded!

I think they were glad to see me get out of there.

It was easy for me to remember. It sounded like mighty 803! I felt sooooooo lucky!

Later, I bought another car that set off another court house search.

This time I came up with 803-DXZ. I put that on a cute silver blue Toyota MR2.

Both cars were extremely lucky and were never in an accident. The Alfa made it through 7 years and 5 for the MR2. I had lots of fun in those cars! 

The latest car I bought after I found out the mileage was 17803! It was a lucky sign.  That was 2 years ago and it has been an extremely lucky car. No problems at all.

Maybe it's all just a state of mind where we all feel comfort. It's gives us something familiar in a sea of numbers and uncertain times.

Focus On The Love Of Your Work

I'm always into re-inventing myself all the time. I take the time to make adjustments, move things around or throw out what doesn't work anymore.

I've been guilty of focusing upon the hard work instead of focusing on the love of the work. That had to change.

Focus on the love of your workWhile I was pondering this. I started taking the time to get back in touch with the people that are important to me. When you get wrapped up in your work, you don't take time to "see the people". Sure I show houses and go to meetings, but leisurely lunches and dinners for fun with friends usually get put on the back burner.

Somewhere along your flight path, opportunities materialize to make you more aware of where you are and what you should be doing.

It's been a busy time for me lately since I re-discovered being more true to who I am.

Back last December, I was looking for a program to use for contact management. Up to then all the systems I had experimented with were boring to use and seemed mechanical. Clients don't respond to automated emails. Nor do they open e-cards because of viruses. Duh....I don't either!

Out of the blue, I fell into Send Out Cards after making a comment on a friend's Facebook page late one night. Life as I knew it has changed forever. Using this one tool in my business changed everything! This has been snowballing like crazy now.

In two months time, I have just been focusing on the love of my work .No longer is it a pain to send out cards or stay in touch with clients. Also, just because it's been noticed by the ones on the receiving end, I have now a large group of business professionals that want to do this too. Plus the new clients!

The referrals and connections that have happened since this started 2 months ago is amazing! Now it's a team of creative minds instead of just my mind.

This "think tank of people" has been fantastic for business. I have plenty closings scheduled and lots of new clients looking at homes. I did say that last year was my best ever... but in the first quarter of 2010, I will be already up to 3/4 of 2009 totals. It's all happening because I am focusing on my love of my work. 

I know many of my subscribers have wondered where I have been. There are only so many hours in the day. The blog was the last thing in my day I tried to get to... but couldn't.

My assistant and I have been working non-stop to keep up with all the new business this year. Plus installing new computers in the office. Now, I hope to post more again.

I have been writing... but it's been in cards! LOL What a pleasure that is.

I guess great ideas and people come into our lives when we are ready.

Be aware of ideas that sudden cross your path, they may have been sent to you to use so you can focus on the love of your work too!

Out Of Sight... But Not Out Of Mind

Every now and then you just have to revamp things. I guess you've noticed it's been about a week since I have posted on my blog. I've taken a little time to make changes in the office like buying new computers. It sure is nice to have these Windows 7, Asus computers with loads of memory.

Also by tomorrow, I will install the Sprint wireless Hotspot for my Internet connection. I had been using mySprint aircard but could not use it on all the computers like I will be able to with the Hotspot. Once activated, we will have access to all computers within 150 feet. My assistant Jane is going to love this!

Ahhhh....change is good. I like to change things up all the time. Like hairstyles and clothes. It's exciting what is going on in my office now that we are headed into the 2nd year. New ideas and deals in the works. Nice to always have something to look forward to.

Lexington KY First Time Home Buyers - Tax Credit Advantage - Buyer's Costs of Delaying

Lexington KY First Time Home Buyers that have been delaying in purchasing a new home might want to reconsider. Many have waited through the holidays to get started finding a home in Lexington KY.

I have a chart below that was prepared by Charles Dailey, to show the costs of waiting to buy a home. Time will go by fast before the deadline and you will need to have your contract written and be in escrow by April to get the tax credit advantage for those that qualify.Hamburg Lexington KY

Below is a mortgage expert, Charles Dailey's explanation of why you should not delay and take advantage of the tax credit.

Ever since the first version of the first time home buyer tax credit, home buyers have been eager to engage but uncertain about home values and for some, this has caused them to sit on the sidelines. 

I am not writing to suggest that this consideration is good or bad cause for not taking advantage of the first time home buyer tax credit.  I'm strictly writing from the perspective of a financing nerd. 

Two influences will converge in April of next year that should serve as the decisive factors for causing first time home buyers to understand that this time, waiting will have a cost.  What's more, that cost can be quantified.

 The first factor concerns the expiration of the first time home buyer tax credit.  Sen. Benjamin Cardin introduced S.B. 1678 with bi-partisan co-sponsors (including Harry Reid) and it will only extend the credit for 6 months from its expiration date. 

The 6 month extension was a disappointment for those who were hoping for a 12 month extension but Zillow estimated that a 12 month extension would cost approximately 14.86 billion based on current trends if that were to happen and 6 months seemed to be the fiscally responsible compromise. 

This bill would set the tax credit to expire at the end of May and it doesn't look likely that it would be extended barring a double dip recession.  It did not pass overwhelmingly and there was a of of opposition to the cost.

The second factor has to do with Ben Bernanke and the Fed.  In an effort to keep mortgage rates low and the secondary market machinery of the mortgage industry working, the Fed agreed to purchase 1.25-1.45 trillion dollars of mortgage backed securities.  Estimates of the impact of this effort on interest rates ranges from lowering them by 0.375% to 1 % but I find 0.5% to be credible.  The MBA rate forecast also lends credence to this assumption (shows rates going to 5.7 by year's end). 

The Fed has announced that they will bring an end to this effort by March of 2010. 

Consequently, we can expect a bump in rates in April of 2010 barring a double dip recession.  What's worse is that there have been rumors that the Fed is doing to start selling some of what they bought and this could have the effect of driving rates up faster.

These two changes could cost first time home buyers tens of thousands of dollars if they don't act in time.  Not only does an interest rate that's ½ of one percent lower create a lower monthly payment but it pays down the principal balance faster on the front end of the amortization cycle. 

If these two factors are added to the value of the tax credit, the exact loss (financially speaking) to first time home buyers can be calculated if the assumptions are to be trusted.

While it may have been unclear before as to when the right time to jump into the market might be, these factors combine to calm some nerves because even if home values do dip again at the end of the year, the savings from the combination of capitalizing on lower rates combined with the tax credit should offset value drops, should they occur. 

Zillow's analysis of current market trends shows that, if the credit had been extended for 12 months, a total 1.86 million first-time home buyers would purchase homes between Dec. 1, 2009 and Nov. 30, 2010. 

We didn't get the credit extended that far.  I wonder how many are going to pack those plans into the first part of the year. 

Well we've got less than six months now so let's saddle up!

You Can't Say You've Worked All Day If You Don't Start in The Morning!

Where's my coffee? I was thinking of getting up hours ago but then the thought just drifted away and I was back asleep. Chanel my puppy is making that impatient sound like a pig huffing to irritate me into getting out of bed. Well...it's working. Who needs an alarm clock??Kentucky in the winter

Now I'm up to open the drapes and I can see that it has been snowing. O great! My mind starts clicking ahead to what I need to do today. Would snow be a problem?

When you work in real estate, the weather plays a major factor in how we plan tours for our clients. For one thing you have to find where you stored those long johns you used last year for skiing!

I finally find them and realize that I must have gained about 20 pounds during the holidays when I was submersed in all that chocolate! 

Man...these things are tight and now I have to squeeze into the jeans too. Whew! Now I know what Ralphie's little brother felt like in that snow suit!

Kentucky in the winterAs I glance over at the computer in my home office, I see that the temperature outside is a balmy 7 degrees!

I'm not really a cold weather lover and the agenda for the day is new construction. There won't be any heat circulating anywhere unless I am in my car.

Mentally, I walk through where we will go and the line up of listings. The clients will follow behind in their own car. I plan it just right so I will end up near to where I live. Am I smart or what?!!!

Within a few frigid hours we are done and the client needs to narrow down the favorite houses. It was a good time in spite of the cold. It's always nice to work with clients that are serious about finding something quick. When you only have 30 days to move...you really do get focused on a plan.

Even though I'm finished for the day, it doesn't end once I get back to the home office. I did promise more information like a seller's disclosure and utility report so the client can compare listings. The listing agents need to be called.

Also, comps of the area need to be researched. The day doesn't end right at 5 PM like it does for regular jobs. Even with the listings that didn't work out... it's nice to call those listing agents if I get time.

Where does time go?? It's all in a day's work in real estate. So I fall asleep and do it all over tomorrow...maybe.

Richmond KY - FEMA Has Proposed Changes In The Flood Insurance Rate Maps In Madison County

The City of Richmond KY, Madison County and City of Berea have recently received copies of these updated FEMA maps.

The maps show high risk areas where there is 1% annual chance of flooding. I know about this because I was one of the residents that received a letter to inform me today.Kentucky River - FEMA 

There will be a public forum on January 20, 2010 at 6:30PM with the City of Richmond KY, Madison County, KY Division of water and FEMA at the Madison County Extension Office, 230 Duncannon Lane, Richmond KY.

If your property is located within the city limits it may be affected by the proposed changes for flood insurance.

Especially, if you received a letter of notification in the mail.

Versailles KY - Nice Cold Day To Pre-view Kentucky Horse Farms - Woodford County

When I was making my coffee this morning, the temperature was only 19 degrees! Good day to stay in and get some office work done, I thought. That lasted until I got a text from a client that asked about a horse farm in Versailles KY she wants to take a look at in January. There were a few questions and a few pictures needed.

As I glanced out the window as I sipped my coffee. I saw the sky was blue(no clouds) and the thermometer said it had warmed up to sultry 25 degrees.

I put a call in to my side kick #1 agent, Monica Hess. She's always ready to go explore horse farms and take photos. I asked her if she might be up for a quick road trip to Versailles KY to take a look at a specific farm on Troy Pike in Woodford County. She was quick to say "yes."

Off we went to find this farm listing off Bluegrass Parkway and get a few horse and farm pictures.

I get quite a few clients from out of state that have dreams of moving here and starting a new life.

Sometimes it is a life-long dream of owning horses or living on a working Kentucky horse farm.

There is a mystique about the farms and horses if you don't live here and see them every day.

This Thoroughbred came up to the fence to see what Monica was up to. He didn't seem to mind how cold it was.

I was busy taking a few other shots of the barn and acreage.

I was breaking in a new camera and I don't think I have the settings just right.

It was quite a bright day but many of my pics seemed to wash out. I need to get the manual out and see what adjustments I need.

All in all it was a good day just to get out of the house and see some new farms we haven't toured.

Clients enjoy that we take the extra steps to help them with the properties that they just can't see enough of on the Internet. Besides, it's fun to hang out in Woodford County and enjoy the beauty of the scenery.

Is It Good Business For A REALTOR To Turn Down A Listing?

Maybe, It's Nothing Personal...Just Good Business.

A few days ago, I was asked by another REALTOR to take a look at a property out of his MLS area to see if I might be interested in listing it as a referral.

The property was actually a county outside my usual area but, if it were marketable I would be interested.

You never know till you go look and see what is around it.

There are some areas surrounding Lexington and Richmond KY that just take extra time to sell. Even in good times they just take a long time to sell.

I toured the property, but decided it would just not be the right fit for my stable of listings.

Factors influencing my decision:

  • Too far away (in another county I'm not famular with...never sold a property there).
  • The property backed up to a landfill(the tenant said the smell in the winter was pretty strong, not too many people would buy a farm next to a landfill).
  • My car would not make it up the steep gravel driveway (we drove up in a front-wheel drive truck and it had trouble getting up the hill).
  • House in dire need of repair and not freshly staged (Too many cosmetic repairs needed. A home inspector would find mountains of things to kill a deal with this one).
  • Temporary fencing for horses on 15 acres (fencing a farm is expensive for a new owner).
  • My cell phone wouldn't work there out in the country (what if I had an emergency?).

I thought it over carefully while I toured it. Since it would be a referral, if I sold it, I have to pay a referral fee to the referring REALTOR. This takes a bite out of my commission if it sells and we make it to closing.

This listing might take years to sell and eat up advertising and gas money. I decided it just might drain my budget right now. We are in a strange economic time.

Now, it's not unusual for me to turn down a listing. It's just the market we are in.

REALTORS work on a commission basis. If we can't sell your home we don't make any money. It's that simple.

To list a home takes advertising money, gas and time. Maybe some REALTORS have a different situation, but I pay for all my advertising. Going into winter, the budget gets tighter.

Gas is more expensive now...so I might not want to list a home that will require a lot of mileage to and from.

Time...I have plenty of that, but a REALTOR's time is just as valuable as an attorneys, doctors or anyone else that gets paid by the hour for services. I make time for what is important and my clients.

You can bet if I have to spend my money to advertise in a slow market, in winter... your house should be in tip top shape and marketable.

It needs to be squeaky clean, polished, staged, freshly painted and looking like a new penny. We have tough competition!

Buyers are walking in and walking out of listings right now. Nice houses are getting showings...but no offers. Some listings are not even getting showings! It's tough for sellers and REALTORS.

I'm all for getting a house sold fast. I have lots of ideas on how to get a home ready to sell.

There are plenty of houses selling now in Central Kentucky. All it takes is a little extra effort in getting one ready to market.

I'm In love With Send Out Cards!

Seriously! I AM in love with Send Out Cards!

I found out about Send Out Cards by accident when I stumbled across a link that a friend had on her Facebook page one night. I copied the URL then went there to take a look. It was a company that has cool designer cards, prints what you want on them(even in your own handwriting), they can add a gift, gift card or check, put on a stamp and mail it for you! Starting at under a buck each!

Totally impressed that this friend might be using this company for her contact list... I emailed her to inquire. She emailed me back and then I called her. Late into the night we talked. I signed up immediately.

Why? I know instinctively whether something will work well for me. My highest thought tells me to GO. I always act upon it. Now that I have had more time to study Send Out Cards, I'm even more excited to be a part of something so genius!

Send Out Cards can only enhance ANY business. If you don't have a contact list, you can start building it right within their website. If you have your contacts on an Excel spreadsheet you can upload that to the system. In my case, I had no real system so I am using their system to finally be organized.

Sad that I had already sent out half of my Christmas cards that my assistant and I had struggled to write! Wish I had found this a week earlier. GRRrr!

Send Out Cards has virtually no competition. The two major greeting card companies are Hallmark and American Greetings. Neither have a system in place to mail your cards that you design. Neither can give you a residual income.

Yes...you can also make money while you use this system for your business.
